Because in most instances, the agent fees are paid for by the seller, it would be to your best advantage to use a Realtor®. A circumstance where the seller would not pay the commision might be a "For Sale By Owner" FSBO, in real estate parlance. In this case either the buyer would pay or it would be necessary to negotiate a commission from the owner/seller.
As a buyer, one has at least four choices.
1. Do nothing
2. Sell it on your own Many do this but in most cases end up using an agent or Realtor®. Should you decide to do this I will be happy to give you some great advice.
3. Use someone other than me. It is extremely important to be compatible with your agent. Selling or buying a home can be very stressful with many pitfalls, turbulence, if you will to use a term from my past life as an Operations Senior Coordinator for a major airline.
4. Use me!
Trust, ethics.......once again, trust and ethics are paramount.
