Many years ago I started my property management business with just myself and my wife. That was 1980. I grew my client and account list and found that in order to keep up with the demand for our services we would have to hire more people. We did that and 29 years later my wife and I still run the company. We have added my sister, my brother, two nephews, my daughter, and on occasion my son (he is a school teacher but helps out when he can).
We also employ a number of other great people in our 4 offices. These include friends I have met and hired and people that I have hired and they became friends.
Property Management is not an easy business to run correctly. We do our best to stay educated (I have two of the industry's certifications, Certified Property Manager, CPM, and Master Property Manager, MPM). This is important to know for anyone seeking the services of a property manager. Do you want to use the guy that just put out a shingle or the guy that took and takes the time to learn the profession from the best organizations in the country? Our company is also certifed (CRMC).
We give back to the community as well. I am on the board of directors at Housing Now , a local non profit serving the housing needs of persons with disabilities. I have also served on property management boards both locally and nationally and been the national president of the National Association of Residential Property Managers.
Being a small family business gives us the satifaction of knowing that our success is achieved by our daily effort in education and service to our clients. We don't claim to be the best. But we do claim to try harder. When we falter, we do not quit, we get up, correct our mistakes, and achieve the intended goal.

I golfed yesterday with the uncle of daughter's boyfriend. He belongs to a private club in the area, very nice setup as his house is on one of the fairways.
He knew I was new to golf so he told me we would golf alone, no pressure. Recently I have been swinging pretty good and straight. We hit the driving range and I could not stop slicing. I was not slicing at all leading up to this so I was not happy. As we left the driving range a young guy showed up (28 years old) and he hit a few shots and was hitting them like a pro. As we drove away my partner asked him to play with us. He accepted. So much for "no pressure".
It turns out he is a pro golfer that has not yet gotten his PGA card but has been one step away. He makes enough to support himself in various tournaments and is working to get his PGA card in the next few months. He has played on the secondary national tour. So he is driving 350 yards and I am lucky to be on the fairway. My partner golfs 3-4 times a week and hits in the low 80’s. The pro shot a 29 (7 birdies!) on the front nine and shot a 67. I think I shot about 100, 47 on the front 9. But I did have a birdie and one par on the back 9, but some disaster holes too. So this was a day of humility. Luckily the weather was nice.
In retrospect, I am happy to have played with a great golfer. Might was well enjoy my slow assent up the food chain.
The newest entrant into the pizza business in Sacramento is Hot Italian. They bought their oven in Italy and I can say the pizza is authentic Italian. Combine that with wines from the 20 regions of Italy that you can pick from, plus California, and you will have an authentic Italian dining experience.
The restaurant is located at 16th and Q, 2500 16th Street, Sacramento for you mapquest devotees.
Beware, they specialize in pizza and there is no pasta there. They do have calzone, panini's, and insalada (a good proportioned salad). The atmosphere is very hip and is connected to a scooter shop. I highly recommend it and weclome them to downtown Sacramento.

Of course the answer depends. But, the issues are many. First, the homes going for that price or lower in the greater Sacramento area are usually going to have a lot of work needed to make them a rental. I would venture to say that you will be likely to spend from $15-25,000 in fixup costs for such a home. Keep in mind the following when looking at homes in this price range:
1. Fix up costs including issues below the surface like missing pipes, bad roofs, mold, and missing wiring.
2. The neighborhood is most likely suspect. Once you fix the property up you may experience vandalism. This is common in lower priced neighborhoods.
3. Take a look at the neighboring properties. Those properties may be a clue as to how much trouble you may experience in vandalism and difficulity in reselling or renting.
4. Be aware that the rent most likely will be well below average rents. Why? Read #2 and #3 above.
5. Since many people are looking for these deals they will be difficult to attain. Figure on making your offer on the first couple of days of the property coming on to the market. Then you will be in a competition with many others. Not good odds.
My suggestion is to move up a level to homes priced between $50,000-$100,000.00. These homes are in better neighborhoods and will rent closer to $1,000.00 a month. They are easier to manager and easier to sell.
