Great news for Seniors looking to own their own home in a 55+ Seniors' Manufactured Home Park in the center of things on Olympia's Westside!!

Friendly Village is located very close the Olympia Medical Center facilities, the Olympia Mall and a host of other retail and service opportunities. Besides offering a great site on 45 acres right in the center of things, the park has city bus service on both access streets and handicapped bus service right to the home owner's doorstep.

Senior's Home in Friendly Village

FRIENDLY VILLAGE HOME OWNERS AND PARK OWNER REACH AGREEMENT TO SAVE THE PARK FROM ALTERNATIVE DEVELOPMENT AND INSURE THE PARK OWNER MAXIMUM RETURN ON HIS INVESTMENT

This agreement was encouraged by the City Council in response to competing petitions by Home Owners for a Manufactured Home Park re-zone and by the Park Owner for a Commercial Development re-zone. Both the Home Owners and the Park Owner are to be commended to resolving the Park Owner's need to protect the value of the land and simultaneously protect the security needs and personal investments made by the Home Owners.

The agreement grants Home Owners a no alternate-use development concession for as long as the park is held by the current owner or 20 years. Should the park be put up for sale during the 20-year period, the Home Owners have the first right to purchase it. In return the Home Owners will support the Park Owners' petition to re-zone the land as commercial, thereby assuring the owner of the highest resale price possible.

The Park Owner and representatives of the Home Owners have both endorsed and signed this agreement after considerable discussion and negotiation. Consent among the Home Owners was nearly unanimous in a recent ballot initiative. The resident home owners and the park owner will jointly present this agreement for City Council consideration and approval when the City takes up re-zoning and development issues in the fall. When signed by all parties, the residents and park owner believe the agreement will become a significant win/win agreement between Friendly Village Home Owners and the Park owner.

The Home Owners and Park Owner worked for nearly a year to give Home Owners some security for their home investment and the Park Owner a zoning classification geared to yield the highest return if the park is sold. Working together to protect the rights and needs of both parties, it is hoped that this agreement will help preserve one of the last communities in the City of Olympia offering affordable housing to seniors adjacent to medical facilities and retail support services with mass transportation readily available.

For more information on this community; how you can own a home there; how the parties worked together with the city to come up with this agreement; or for help in working out a similar agreement in another park, contact me through this site or through direct contact.
