Homebuyer Tax Credit Program by Federal Government Has Been Extended and Expanded! More good News for the Allen, Frisco, McKinney, Plano and North Texas Real Estate Market.

Hombuyer Tax Credit Program by Federal Government Has Been Extended and Expanded!

More good news for the Allen, Frisco, McKinney, Plano and North Texas real estate market. President Obama just signed a bill into law extending and expanding the homebuyer tax credit program.

The homebuyer tax credit program now includes existing homeowners who are purchasing a replacement home. To be considered a tax credit qualified move-up home buyer you must have owned and occupied the same home for a period of five consecutive years during the last eight years. The federal tax credit for repeat homebuyers goes up to a maximum amount of $6,500.

For first-time homebuyers, the federal tax credit goes up to a maximum amount of $8,000.

The property to be purchased needs to be under contract by April 30, 2010 and closed by June 30, 2010.

In addition, there are some income limit tests that must be met in order to qualify.

Also, please check with your tax advisor to see if you qualify for the first-time or repeat homebuyer federal tax credit.

Good News About the North Texas Housing Market

The Case-Shiller Home Price Index for August 2009 indicates that the Dallas metropolitan real estate market is in good shape. The Case-Shiller index compares August 2009 home price to August 2008 home prices. The Dallas metropolitan home prices were down just 1.2%. Basically, the results indicate that the Dallas metropolitan area real estate market has weathered the economic storm better than any other real estate market in the country.

According to the October 22, 2009 Weekly Primary Mortgage Market Survey conducted by Freddie Mac Corporation, the average 30 year fixed-rate mortgage had an interest rate of just 5.00%.
