$8,000 Tax Credit for First-time Homebuyers.
Great Time to Buy a Home in Allen, Frisco, McKinney, Plano and North Texas.
The "American Recovery and Reinvestment Act of 2009" provides up to an $8,000 federal tax credit for first-time homebuyers.
One of the interesting things about the Act is that a first-time homebuyer may be someone who has not owned a principal residence in the last three years. For example, someone who sold their principal residence in 2005 and has been renting since then, may qualify as a first-time homebuyer under the Act.
According to the Act, the purchase needs to take place between January 1, 2009 and before December 1, 2009.

The Absorption Rate is a good indicator regarding the state of local real estate markets.
For purposes of this blog post, the definition of Absorption Rate is as follows:
The current number of active MLS listings (single family homes) for sale as of March 11, 2009 divided by the number of single family homes sold in the month of February 2009.* The resulting number indicates how long it would take to sell the active MLS listings based on the current sales rate.
The absorption rates for Allen, Frisco, McKinney and Plano are as follows:
7.9 months of inventory for Allen
7.6 months of inventory for Frisco
8.8 months of inventory for McKinney
5.7 months of inventory for Plano
The actual calculations (for all of you number crunchers) are as follows:
479 Allen homes for sale in the MLS computer on March 11, 2009 divided by 60 Allen homes sold in February = 7.9 months of inventory.
1,035 Frisco homes for sale in the MLS computer on March 11, 2009 divided by 136 Frisco homes sold in February = 7.6 months of inventory.
1,010 McKinney homes for sale in the MLS computer on March 11, 2009 divided by 114 McKinney homes sold in February = 8.8 months of inventory.
861 Plano homes for sale homes in the MLS computer on March 11, 2009 divided by 150 Plano homes sold in February = 5.7 months of inventory.
Overall, the North Texas real estate market is in better condition than most other real estate markets. There are many cities in other states that have Absorption Rates of between 12 months to 30 months of inventory.
