North Texas Median Sales Prices Are Steady

North Texas Median Sales Prices Are Steady

North Texas home prices have actually held up fairly well.

The latest figures just released by The Real Estate Center at Texas A&M University are through November 2008.

For purposes of this blog post, I am going to focus on the median sales price changes for homes in Allen, Frisco, McKinney and Plano.

0% Plano-November 2008 year-to-date median sales price change compared to November 2007

+2% Allen-November 2008 year-to-date median sales price change compared to November 2007

0% McKinney-November 2008 year-to-date median sales price change compared to November 2007

-2% Frisco-November 2008 year-to-date median sales price change compared to November 2007

North Texas did not experience the dramatic price increases that California, Arizona, Nevada (plus many other states) went through earlier this decade. Fortunately, North Texas does not appear to have a real estate price bubble.

How Much Do Allen, Frisco, McKinney and Plano Homes Sell For In Relation To Original List Price?

Buyers and sellers are always curious how much Allen, Frisco, McKinney and Plano homes sell for in relation to list price.

The most recent Multiple Listing Service (MLS) sales figures available from the North Texas MLS Computer (North Texas Real Estate Information Service) are through October 2008.

The following sentences show the average sales prices/original list prices:

94.3% Allen homes (sales prices/original list prices)

93.6% Frisco homes (sales prices/original list prices)

94.0% McKinney homes (sales prices/original list prices)

94.8% Plano homes (sales prices/original list prices)

For example, a Plano home with an original list price of $200,000 would sell for about $189,600 ($200,000 original list price x 94.8% average percentage of list price received at sale).
