80 days on market for Allen homes

90 days on market for Frisco homes

79 days on market for McKinney homes

68 days on market for Plano homes

The above information represents the time it takes from when a listing was first inputted into the MLS computer system until there was a written purchase contract negotiated between buyer and seller.

Population figures for Allen, Frisco, McKinney and Plano

People often ask me about the population figures for Allen, Frisco, McKinney and Plano.

The latest US Census population numbers are as follows:

Allen

77,644 July 1, 2007

44,757 July 1, 2000

Frisco

88,529 July 1, 2007

35,160 July 1, 2000

McKinney

115,620 July 1, 2007

56,096 July 1, 2007

Plano

260,796 July 1 2007

224,550 July 1, 2000

Plano has reached an almost 100% build-out situation for residential single-family homes. There simply is not much vacant residential land left in Plano to build homes on. Going forward, I would expect Plano to have very small population increases.

Allen has some residential land left to build on over the next five years. Over the next five years, I would expect Allen to add many new residents

Frisco and McKinney have massive amounts of land left on which to build single-family homes. Over the next ten years, I would expect Frisco and McKinney to add thousands of residents to their current population figures.

Allen, Frisco, McKinney and Plano Residents.

The residents of Allen, Frisco, McKinney and Plano are extremely fortunate to live in cities with a wide variety of city-owned recreation and park facilities.

There are too many facilities to write about in one blog. Therefore, I have decided to focus on the best (in my humble opinion) facility that each city has to offer.

PLANO

Tom Muehlenbeck Recreation Center was built in 2007. It is located at 5801 West Parker Road in Plano.

-Basketball gym

-Weight room and cardio machines

-Game room with air hockey, billiards, board games, foosball and table tennis

-Indoor track has a 1/11 mile oval track that is elevated about the gym

-Indoor lap pool features eight lanes

-Indoor leisure pool features: 2 walking lanes, play structure for toddlers, vortex, current channel and large water slide

-Outdoor swimming pool features: 3 large water slides, shallow-water leisure pool with fountains, water volley ball, play structure for toddlers and spray features.

FRISCO

The Frisco Athletic Center was built in 2008. It is located at 5828 Nancy Jones Lane in Frisco.

-2 full-size gyms

-2 racquetball courts that can be used for wallyball

-22,000 square foot fitness center features: cardiovascular exercises, machine weights and free weights

-Outdoor aquatics center includes: 2 water slides, a lazy river, children’s play structure and a lagoon pool

-Indoor aquatic center features: children’s play structures, a warm water activity pool, a current channel with vortex, four lap lanes and a water slide

-The Youth Zone is for children 8-12 years old. This area has a pool table, foosball, TV, a Wii game system and lounge area

-The Fun Club is for children 8 weeks through 7 years old. This area has toys, games and activities. Parents can drop off their children. Reservations are required.

ALLEN

The Don Rodenbaugh Natatorium was built in 2002. It is located at 110 E. Rivercrest in Allen.

-A rock-climbing wall

-7,000 square feet of leisure waters featuring: a flume slide, interactive water play elements, lazy river, three 25-yard fitness lanes and a spa

-Competition pool measuring 25 yards x 25 meters with two 1-meter diving boards

-5,000 square foot fitness facility

-Aerobics room

McKINNEY

The Towne Lake Recreation Area/Wilson Creek Softball Complex is located at 1405 Wilson Creek Parkway in McKinney.

-22 acre lake

-Lighted hike/bike trails

-2 picnic pavilions

-2 sand volleyball courts

-9 lighted horseshoe courts

-Fishing pier

-Paddle boat rentals

-6 lighted softball/baseball fields

One of the most frequently asked questions that I receive is about the quality of the public schools in North Texas. The quality of the public schools in North Texas is very good. For purposes of this blog post, I will be focusing on the Allen, Frisco, McKinney and Plano public school districts.

Every year, the Texas Education Agency (TEA) rates the public schools across the entire state of Texas.

The possible TEA ratings (from best to worst) are as follows:
