Welcome to Wedgwood

For those of you that may not subscribe to a lot of print media (How 80's), our very own Wedgwood was the front page attraction for this Sunday's Seattle Times real estate section. The add raved about how walkable the neighborhood is and highlighted the recent debate over a proposed mixed use condo and retail project. While the article was great and it truly is a fantastic neighborhood, I have a single complaint. The article was featured in the real estate section and there is only one major real estate office in Wedgwood, (MINE!) and we got snubbed. They have quotes from two other (non Wedgwood) offices, and not a single quote from anyone in my office. Come on Seattle Times. Call me. I'd be happy to talk to you about this neighborhood. Everyone knows I love to talk. Seriously, it was a great article and I pleasant surprise to see. For those of you not aware of the neighborhood feel free to give me a call. Wedgwood has very few condominium developments so the for sale and sold data is pretty limited. The numbers are also a little lower for condos because they include a recent sale of a co-op, for $130,000. Co-ops are a slightly different animal and tend to fetch considerably less then a condominium. The largest condo complex in Wedgwood is the Green House condominiums and there are currently two condominiums for sale in that complex. The complex is undergoing a bit of a face lift to improve the clubhouse and pool areas. The rest of the building received a significant face lift just two years ago and is in great shape. Sorry dog owners, they only allow cats. In fact they tend to feature stories about resident cats in the newsletter.

Seattle Home PricesFor those of you that just love the numbers, here are some data for Seattle. The market for single family homes and condo's are very different. Condo's have definitely seen a bigger drop in value and are taking significantly longer to sell. All this is a big advantage to buyer's. Single family homes on the other hand are seeing a balanced market. I personally feel like good homes that are priced well are still selling and selling rapidly. Buyers are much more picky though and "ugly" overpriced homes are not moving.

A Bikes Eye View of Seattle

City CyclingI am convinced that if you want to get a feel for a city the best way to do it is from the saddle of a bicycle. Last weekend I went for a long ride and in the process provided myself with one of the best travel logs of Seattle. I started out in Magnolia where I live and took a little known path along the train tracks and port of Seattle to the Sculpture Park. Then I wound along the water front, past downtown, Ivar's, Ye Olde Curiosity Shop, the Ferry Docks, Safeco Field where the M's were playing the Padre's, and Starbucks HQ. After I worked my way under the West Seattle Bridge, I was on my way to Alki. On the way I passed Salty's, The Alki Crab and Fish Co. (my personal choice for the best fish and chips in the city) and the Water Taxi. As I came around the corner toward the beach, I was just in time for sunset. Apparently everyone had the same idea as I did. There were kids in strollers, motorcycles, teenagers in cars, rollerbladers, and nearly every other home and condo was hosting a barbecue. As I slogged past the Alki Bakery and Pegasus Pizza, I took in a few people playing volleyball and others getting bonfires ready. When I got to the end it was time to turn around and retrace my route home. I got to see it all again, this time by night. The skyline, the water, the Olympic Mountains in the distance, ferries, beach, it was a great ride. I think this weekend I'll check out the Interurban trail.

Seattle condo ReportHere are the numbers for April last year, compared to this year, for condos. The story is a little brighter then for single family homes. Several neighborhoods have seen an uptick in prices. Time on market however is much longer then a year ago, so if you are selling, be patient. Also, keep in mind that many of you who are selling your condo are also buying in the Seattle area. If that is the case, while you may be getting slightly less for your condo, you are also paying less for the home you are buying. If you are selling and moving out of the area, you are in even better shape, because many areas of the country have experienced a significant drop off. If you are a first time home owner, you can find bargains compared to last year, and interest rates are still low.
