Step 1: Preparing the Home for Sale

• Property Inspection: When Robin lists your home, she inspects and identifies improvements that could increase profit on the sale.
• Staging: If requested, Robin will stage your home so it can be presented in its best possible light.
• Establishing Goals: Markets can fluctuate so it's important to establish your goals so that we can work hard to meet them.
• Listing Price: Establishing a competitive listing price is critical to the success of the sale. Robin uses the most advanced CMA tools to derive the right price.
• Edge: Robin looks for edges that are currently there for your property and edges that can be easily created to make your property stand out in the crowd.

Step 2: Promoting the Property

• Digital photography: Once your home is ready to list, professional quality digital photos are taken of your home.
• Full-color property brochures: Robin prepares a professional marketing sales brochure including graphics and highlights of your home.
• Full-color postcards of your home will be designed and distributed at showings, open houses, public venues, and through direct mail.
• Robin provides you w ith periodic status reports including buyer reactions to your home, continually evaluating and reassessing the marketing strategy.
• Virtual property presentation: Virtual home tours are available and can be set up along with a property address website specific to your home address such as www.1234exitlane.com

Step 3: Showing Your Home

• Public Open House: If requested, Robin will hold a public open house and present your home to the general public.
• Marketing Kits: All materials regarding the promotion of your home e.g., flyers, brochures, business cards and media kits will be available onsite.
• Scheduled Showings: Your home is shown to pre-qualified buyers by Robin and other agents and the scheduling is approved by you.

Step 4: Expectations

• All calls and email inquiries regarding your home are followed up immediately.
• Access to your property will be secured through secure lockboxes and no one will gain admittance to your property without our permission.
