I recently had a client who had purchased a home through me almost 12 months ago and she called me up in some what of a panic. She wrote:

Not knowing the first thing about flying termites, I quickly forwarded this on to Harry at Ozone Pest Control and this was his reply:
The "Swarming flying type" is actually a form of a termite in all termite families. They are reproductive. When a colony gets so big it swarms to relieve the main colony and to grow elsewhere. The swarms then mate and build a colony. Tell her nothing to worry about, check the electric box on her home and see if the pre-treat label is on the door. This should tell her when it was pretreated and also how much time is on her warranty. Home insurance will not cover this, there going to have to get it treated. I can give a free estimate for what those charges would be. As long as they are Subterranean termites, and almost all termites in Arizona are, she will not have to have it tented. Also let her know her house is not going to fall down.

Copper Basin - Queen Creek AZ offers well priced homes & good amenities to its many residents that have chosen to move to this relatively new community. Going back to the year 2000, the area of Pinal County now known as Copper Basin was farm land and cotton fields.
The development saw its first homes being sold in 2001 and 2002 and with the Real Estate market boom, Copper Basin was seen as exceptional value in terms of price and the fact you were able to buy a brand new home for considerably less money than that of comparable homes in other areas in the South East Valley.
Back then gas prices were still under $2.00 a gallon and so the extra commute time for people who worked in the Phoenix metro area was justified when they saw what they could buy for the money.
As the market boom of 2004 and 2005 came along home builders had lotteries for the next available home sites to be released to the public and weekly home price increases were the norm. The market began to slow toward the end of 2005 from its record highs from that previous summer and as 2006 came and went, it was clear that home prices were not going to continue rising as everyone had first thought they would. Fast forward to present day and Copper Basin has seen its prices fall back lower than they were back in 2002, representing tremendous value for those in a position to purchase a home right now.
Copper Basin has as part of its Home Owners Association Dues, which are around $70 a month, access to the local YMCA swimming pool which is located at the center of the community along with the K-8 Elementary school and the local Rural Metro fire station. For residents looking to take full advantage of the other amenities that the YMCA has to offer then a discount is offered for home owners.

As of July 29th 2009 there are 36 homes available for sale, with home prices starting at $57,000 for a 1276 sq.ft 3 bedroom, 2 bathroom single level home and going up to $200,000 for the most expensive. If you are looking for the biggest bang for your buck, then try beating this. A 5 bedroom, 3 bathroom 4,156 sq.ft home with a 3 car garage and a pool offered at $183,500. That's only 44.15 dollars per sq.ft
There are 7 homes that are bank owned foreclosures, or REO's.
The market has begun to show signs of turning and competition for these homes has returned again. As of writing this, 71 homes are currently under contract in Copper Basin. Since the beginning of 2009, 178 homes have sold.
This Real Estate Market has found the bottom and multiple offers are slowing beginning to inch the prices back up again. Don't miss your chance to buy a home at these low, low prices. And remember, if you are a first time home buyer then you have until November 31st 2009 to buy a home and close escrow to be eligible for the governments tax credit of 10% of the purchase price up to $8000.
San Tan Heights - Queen Creek Real Estate Market Bounces Back as buyers fight over low priced homes in search of a great deal and begin to drive prices back up. The San Tan Heights subdivision in Pinal County Queen Creek AZ, or San Tan Valley as the area has just been named is located off of Hunt Highway just a few mile out of the Queen Creek city limits. The sub division has homes that were constructed from 2002 and onward, with the largest number of sales occurring during the 2004 ad 2005 Real Estate boom years. The sub division sits in front of the San Tan Mountains and has two themed lake water fall entrances which are beautifully lit at night. There are a wide range of single family detached homes here ranging in size from 2 bedroom 2 bathroom single levels, up to 5 & 6 bedroom homes with 3 and 4 car garages.
The party ended at the end of 2005 out here in San Tan Heights and for most of the other sub divisions in this area, while homes in other cities not quite as far out were still selling. This entire area of Pinal county Queen Creek was one of the first in the valley to begin winding back its prices as the effects of the sub-prime problems began to reveal themselves. Home prices in San Tan Heights at the peak of the market were in the $200,000 to $400,000 price ranges. Fast forward to July of 2009 and prices have would back to below $100,000 for many homes in this waterfall themed master planned community. As a result many investors, first time home buyers and second home buyers are realizing that right now the stars are in alignment and are jumping back into home buying mode despite what the media has been saying about the housing market of late.
With all the attention that the low prices have attracted in San Tan Heights, homes are receiving multiple offers and with strong competition comes bidding wars which as we saw in 2005 drives prices back up again. The main difference between now and then though is the fact that the price pendulum has swung from over priced to under priced, and the financing instead of being interest only, or negative amortization is now 30 year fixed rates and a lot of cash being offered. Add the fact that first time home buyers can purchase homes in San Tan Heights and have payments less than that of renting the equivalent home and with the added bonus of the tax credit that equals 10% of the purchase price up to a maximum of $8000. This credit is set to expire at the end of November 2009 so there is an added urgency to purchase a home before this time. Most if not all first time home buyers are financing their purchases using the FHA loan which requires 3.5% of the purchase price as a down payment, or due to its location San Tan Heights qualifies for the Rural Housing Loan offer by the USDA which has the benefit of not requiring a down payment from the buyer. Both loans will allow the seller to credit the buyer 6% of the purchase price towards the buyers closing costs at closing.
As of July 28th 2009 there are 50 homes in San Tan Heights for sale priced from $62,500 for a 3 bedroom 2 bathroom 1300 sq.ft single level and up to $275,000 fro over 2600 sq.ft with 5 bedrooms. There are a total of 8 homes that are lender owned foreclosures in San Tan Heights. Since the beginning of 2009 there have been 172 homes sold. There is only 1.7 month supply of homes right now in San Tan Heights.
