Consider safety, not just aesthetics. If the tree is tilting, weakening or has cracked branches, have an immediate conversation with your neighbor. If a cracked branch falls on your kids' friend playing in your yard, you may be found negligent, even though it's not your tree. Similarly, when it comes to storm-related damages -- most people are surprised to learn that their own insurance company generally has to foot the bill for damages caused by a felled neighbor's tree.

Property owners need to know the boundaries that will help protect their neighbors from harm and themselves from future liability.

Market Update for Power Ranch in Gilbert, Arizona

Power Ranch in Gilbert, Arizona: As of today -- has 54 homes actively on the market for sale. Of those 56 homes: 25 are offered as a short sale & 6 are offered for sale by a bank -- These list prices range from $139,000 to $799,000.

There are 44 homes in the Power Ranch subdivision that are in a pending status -- on the way to becoming a property that has sold! Of those 44 pending homes -- 20 are short sale & 10 are bank owned. Pending list prices are starting at $109,900 and ending at $500,000.

Since April 28th of this year -- Power Ranch has seen 83 homes close escrow successfully! New people, couples and families have been become part of the Power Ranch community. Of those 83 homes -- the average sold price was $201,420 average square footage was - 2,311 with a sold square footage price around - $90 dollars. Most of these homes took around 110 days to close successfully.

Power Ranch is selling approxiamatley 25 to 30 homes a month -- When a home in Power Ranch is priced correctly - the home is going under contract, the evidence of 98% of list price paid gives solid evidence of this fact according to the data... As of today's numbers if there were not any new homes added to the Power Ranch market - it would take about 2 to 3 months to sell the current homes on the Power Ranch market.

The Johnson Ranch - Queen Creek Real Estate Market has Exploded.

The Johnson Ranch - Queen Creek Real Estate Market has Exploded with bidding wars occurring on most properties. But that is not to surprising when you know that the bank owned foreclosure homes are priced from $63,000 for a 1442 sq.ft 3 bedroom, 2 bathroom single level home. You can not rebuild the home for that price. The Johnson Ranch housing market was one of the first to start slowing down and eventually crash down to price levels we see today. There was a noticeable slow down in October / November of 2005 which we put down to the seasonal decline in sales. Then through 2006 and 2007 things really began to become stagnant with home builders doing everything they could to keep selling their homes with out reducing the price. Granite and stainless steel became included as standard and as time went along builders were throwing in new cars parked in the garage or pools to try and get buyers to buy. To give you an idea of how far the market has dropped since its peak in late 2005, that same 1442 sq.ft single level home mentioned above was selling at up to $230,000.

But that was then and this is now. If you know a deal when you see one then you buy it right? Well it seems that many savvy buyers out there know that buying a home for under $100,000 in today's market is a wise move, especially as they are able to lock in an interest rate at historically low levels, and if they have not owned a home for the past three years then they are classed as "First Time Home Buyers" and receive the tax credit of 10% of the purchase price of the home up to $8000.

Johnson Ranch has been classed by some of the locals as being too far out to live, which if you work in Phoenix may be the case as driving for up to an hour to get to work in the morning isn't any ones idea of fun. Thankfully not all jobs are in Phoenix and Johnson Ranch is a special place that does not have that big city feel to it. Tucked in front of the San Tan mountains Johnson Ranch has more of a resort feel to it than a lot of other sub divisions and that's no accident. The master planned community has an 18 hole championship golf course meandering its way through the sub division and around the back of the mountain butte. This is a public course so anyone is free to pay and play. Residents of Johnson Ranch also have access to the free Pitch 'N' Putt 9 hole precision golf course located just off Bella Vista Rd to sharpen their skills. There are three community pools to enjoy, especially in these warmer summer months along with soccer fields, sand volley ball courts, basket ball courts, several tot lots and parks, tennis courts and a catch and release fishing lake.With in the community just off Hunt Highway there is a FRYS supermarket, fast food restaurants, two banks and a gas station plus various other retail amenities right at your fingertips. Once your here, everything you need is here, and if its not, then Gilberts San Tan Village Mall is only a short car ride away.

Because of all this and the resort style living that Johnson Ranch has to offer, its no wonder that our friends from Canada have focused their attention on the area, especially with the favorable exchange rates between the Canadian and US dollars. If you are buying a second home or retirement home then commuting to work and all the hustle and bustle of city living is the last thing you want. Johnson Ranch is about a 45 to 50 minute drive from Phoenix Sky Harbor airport, and only about a 20 minute drive from the Phoenix Mesa Gateway airport just off Power Rd and the Loop 202 San Tan freeway. The icing on the cake is that the Home Owners Association dues, which almost every home in a sub division built this side of 1990 has, are only $59.75 a month. There are plenty of other home owner dues that charge $10 to $20 more a month and don't offer any of the amenities you find here.

So here are the numbers... The Johnson Ranch Real Estate Market as of July 27th 2009 has 89 homes for sale of which 37 are priced under $100,000. Of those listed for sale 17 are lender owned, or bank owned foreclosures, or REO (Real Estate Owned). If your looking for your own private pool in your back yard then there are 9 to choose from starting at $111,000 for a 2654 sqt.ft, 3bedroom, 2.5 bathroom two story built in 2006. Is anyone surprised that there are multiple offers on homes if that's what you get for your money? 89 homes for sale, that quite a lot I hear you ask. Well this is where the explosion is. There are 157 homes that have contracts on them right now. 377 homes have sold in Johnson Ranch since January 1st 2009. The absorption rate is 1.48 months supply of inventory, which means that if no new home became available for sale, then if sales continued at the current rate it would only take less than on and a half months to sell all the homes on the market. To put that in context a buyers market is when the inventory levels are at 6 month or greater a seller market is when you have less than 3 month of supply. Multiple offers means competition, and competition means bidding wars which equates to a rise in sales prices over time.
