Sossaman Estates - Queen Creek AZ Real Estate Market is alive and kicking with 40 homes having been sold so far since January 1st 2009, but what is even more interesting is that there are 18 homes under contract as of July 26th 2009 and only 9 homes actively available for sale starting at $210,000 for a 1921 sq.ft, 3 bedroom, 2 bathroom single level home and going up to $369,900 for a single level 4 bedroom, 3 bathroom home with a pool.
Sossaman Estates is split by the Queen Creek wash which runs East/West through the top half of the sub-division. The town of Queen Creek has been landscaping and installing pathways through this section of the wash. The north section of Sossaman Estates is entered from Queen Creek Rd. The main entrance is off of Power Rd with a second entrance about 3/4 of a mile further South. The bottom entrance to the sub division is located on Ocotillo Rd. There is no road connecting the North and South sections of the sub division. The current home owners association dues are $86.35 and are paid monthly.
Sossaman Estates is located in Queen Creek, Maricopa County. If you stand at the beautiful waterfall entrance to this upscale community you can literally throw a stone over Power Road and land it in Gilbert (Be careful not to hit any Trillogy golfers if you do try). The major cross streets for Sossaman Estates are Power Rd running North/South and Queen Creek Rd running East/West. This is where you will find the local shopping with Albertsons on the West side of Power Rd and Safeway on the East along with a Blockbuster, McDonnalds, Panda Express, Bank of America, Chase, Wells Fargo and US Bank plus a UPS store to name but a few. The ZIP code for Sossaman Estates is now 85142 which recently changed from 85242.

There are 14 Homes for Sale in Coronado Ranch - Gilbert AZ as of July 24th 2009 and if you are thinking of moving into this area then there has never been a better time to buy than now. Home prices in Coronado Ranch as with most Gilbert subdivisions have seen home prices roll back to values reminiscent of 2002 and 2003. As an added bonus, if you have not been on title to a property for 3 years or more then you may qualify for the governments $8000 tax credit, however you need to act quickly as the credit is currently set to expire at the end of November 2009.
Located in south east Gilbert, Coronado Ranch is a master planned community with tree lined streets, several parks connected by miles of walking paths, a full basket ball court and tot lot play areas. In the center of the commuity is Coronado Elementary school, home of the Coyotes, which is a kinder garden thru 8th grade school with in the Higley School District. The sub division sits in the North East corner of Higley Rd and Queen Creek Rd. To the West of Coronado Ranch just across the street is the newly developed Lowes home improvement store, a "Fresh and Easy" grocery store for your convenience. A little further up the road, approx 3 miles, is the San Tan Village shopping mall with everything you could imagine, including an "Apple" store. The loop 202 freeway is easily accessed and can take you anywhere in the Phoenix valley with ease. The subdivision adjoins Power Ranch to the East.
Home prices in Coronado Ranch as of July 24th are starting off at $139000 for a 1647 square foot single level home with a 2 car garage and go all the way up to $489,900 for a little of 4000 sq.ft two story home with 6 bedrooms. if you are specifically looking for a home in Coronado Ranch for sale with a swimming pool, then there are 4 available right now, however homes with pools already installed are somewhat desirable right now with the credit situation the way it is, there are very limit options if any for financing a new pool should you decide to purchase a home without and add one later.
There have been 18 homes sell in Coronado Ranch since the beginning of 2009 of which only 8 have been foreclosure sales. For a sub division of this size, that is not all that many.

Shamrock Estates in Gilbert AZ is a Great Place to Live. Located in south east Gilbert, Shamrock Estates has easy access to the loop 202 freeway plus shopping and dining at the beautifully designed San Tan Village outdoor shopping mall. The sub-division was developed by two builders, Taylor Woodrow and Element Homes and features beautiful tree-lined streets, parks, basketball and volleyball courts within the community and has the San Tan Mountains set as a backdrop. Elementary school children will attend the highly acclaimed Chandler Traditional Academy, which has received high recognition for its excellence in education. There are two entrances into Shamrock Estates. One from Higley Rd and the other from Chandler Heights Rd.
The Shamrock Estates Real Estate market as with most places in the valley of the sun has been taking a beating of late, however this creates great opportunity for people looking to buy right now, especially if you are a first time home buyer as the government is giving a tax credit of up to $8000 to help stimulate the housing market.

San Tan Village Mall is Gilberts latest and greatest shopping mall. Located just off the Loop 202 San Tan Freeway and Williams Field Rd, this Westcor development has pretty much everything you could want. The mall officially opened in the Autumn of 2007. This is Arizona's largest outdoor mall that has been strategically designed to group the stores together in a logical order in terms of product, age or interest.
There are two major department stores, Macy's and Dillards along with a other big box stores, Dick's Sporting goods, Barnes and Noble plus a Best Buy electronics store and not forgetting the Apple store. The mall would not be complete with out some fine dining including, Mexican, Asian Italian, American and Sushi restaurants along with an indoor food court to grab something in between shopping.
