Monsoon Madness is the only place to be in Queen Creek when July temperatures soar. One word sums up the weather in Queen Creek Arizona... "HOT" so each year the town of Queen Creek holds its anual "Monsoon Madenss" event held at Founders Park, 22407 S. Ellsworth Road, Queen Creek AZ. The event kicked off at 9am on Saturday morning with the termperature starting in the high 90's and reaching above 105 degrees by mid day.
This did not stop over 2000 of the towns residents coming out to enjoy the variety of muddy and water fun to be had by all including the 100 ft slip 'n' slide, inflatable water slides for the younger children and the Monsoon Mudslide.
Two "Mad Mud" volley ball courts were created this year with sixteen teams signed up for the event.
The Town of Queen Creek fire department were there to ensure everyone kept cool by showering the area with their remote control water jet from the fire truck.
This certainly is a crazy market we are experiencing right now, especially in the Pinal County, Queen Creek Arizona area or San Tan Valley as it has just been named. Home prices have been hit hard and foreclosures and short sales dominate the market out here. I was out with one of my buyer clients today. They are a retired couple looking for a single family home in this area for under $100,000. The husband is a retired Pastor. Today we viewed 10 single level homes, and it is home number 7 on our tour that simply stopped me and my clients in our tracks. You see most foreclosure homes are expected to be, well not turn key. Missing window treatments, appliances and stained carpets are the norm, however this particular home came with something extra. The listing sheet stated that there were multiple offers in the home already and that highest and best offers were to be submitted no later than today. Perhaps what I saw in the living room of this home as I opened the door is what brought so many offers on this one property.
I could not make this up if I tried, and I have the picture below to prove what I saw.
There were a total of 2130 closed sales from January 1st to June 30th in 2009 compared to 1636 in January 1st to June 30th of 2008. The average selling price for that period was $220,752 compared to an average selling price of $280,085 for the same period in 2008, a percentage drop of 21%. The average sales price per square foot was $97.57 compared to $129.46 for the same period in 2008. The average number of days a house was on the market was 84, compared to 97 days for the same period in 2008. Currently there is a 3.5 month supply of inventory with 1229 houses on the market for sale as of 07/09/2009. With prices down so low and interest rates very favorable plus the $8000 first time home buyer tax credit, it is a great time to buy if you know where to look.
