Hartford area home sales rise in September - Hartford Business Journal


Sales of single-family houses in greater Hartford rose 2.9 percent in September, but the time it takes to sell a dwelling also grew, a local Realtor group says.

The number of sale closings rose to 742 in September from 721 to 742 the same month a year ago, according to the Greater Hartford Association of Realtors.

Association CEO Jeff Arakelian attributed most of the rise to the $8,000 tax credit for first-time homebuyers.

Pending sales also increased 16.5 percent to 976 from 838, while the median sale price dropped 4.4 percent to $230,000 from $220,000. New listings and inventory decreased by 9.14 percent and 6.82 percent, respectively.

The average days a home spent on the market increased to 69 days last month from 64 days a year earlier.

Condominium closed sales remained unchanged in the Greater Hartford market from this time last year. The median sale price dropped 2.9 percent from $170,000 to $165,000. Inventory rose 4.2 percent while condos spent an average of 93 days on the market, up from 78 days a year ago.

I could be wrong but it's been a long winter! Snow, ice, cold weather and the list goes on. I am excited, now that we are seeing the sun more often, to see others outside starting to work on their homes.

Remember the good old days...maybe 2007 or before. Many of our neighbors were outside every weekend (mowing THEIR lawn, painting THEIR fence, sweeping THEIR driveway). That was THE AMERICAN DREAM...owning a home. They had pride, they knew they were making something they own better and worth more.

Well, I still believe in THE AMERICAN DREAM, owning a piece of the pie, having a place to call your own, building equity and investment in something you can see and improve.

Mortgage money IS more plentiful now, at least this is what I am being told on a daily basis and I choose to believe it. I choose to help others get their piece of THE AMERICAN DREAM. I choose to be optimistic, helpful and happy when I see someone who wants to buy or sell.

I am determined, along with my team, to help others get on board and make it happen. We are still here, stronger than ever, to help buyers improve their lifestyle with a bigger or smaller, closer or farther, newer or older home of their own. Finding the Good in today's Real Estate Markets

This is a difficult time in Real Estate, I am not going to debate that. Many real estate investors have tight margins, many homeowners can't afford to pay their mortgage and taxes, and worst of all many people cannot buy or sell a home to move to the next step in their life.

I am suggesting we take a moment to look at the GOOD in today's Real Estate Markets. The whole markets is not bad, there are segments (rentals, luxury, starter, commercial and so on). It is important to look at how you can benefit from certain segments in today in Real Estate. I mean, let's face it, the stock market is too volatile and Real Estate is still the best long-term investment. The Real Estate market is something physical (you can see it, improve it, maintain it), it is something that helps you gain tax advantages and it is something that will help you increase your standard of living.

So allow me to share with you what I see as great if not at least good:

•· The State of CT and Town of Manchester have put together a No Money Down/Low Interest Rate program for starter/move up homes in town. You can learn more about this at Manhester Down Payment Pilot Program.

•· Mortgage rates being issued by the FHA are at the high-time lows.

•· Home prices are low, making it a great opportunity to buy. This gives homebuyers more home for their dollar.

•· There is a first time homebuyer $7500 tax credit in place by the federal government.

•· Bank and corporate owned properties are at an all time high. They do not want to own small properties making many of them a great bargain. Get access to these at Bargain Priced Properties.

•· There is a rehabilitation tax credit issued by the federal government in place.

•· Many banks are putting a halt on home foreclosure seizures until the housing finance crisis is resolved.

•· Buyers in today's market will experience HUGE appreciation over the next few years if they decide to sell.

•· Real Estate is localized and the Northeast is still strong.

Studying the Real Estate market is a practice that separates the SMART from the FLOATERS. Take another look, try to look at it with an open mind and focus on how you can benefit from today's market.

Today, many people are afraid to buy because "the market is bad" or "I dont have any money to invest." Today I just felt like writing about why we want bigger, better, more beautiful homes. Do we want this home (really just a THING made of concrete, wood, and metal) for our own comfort, our own ego, to pass it on to our kids, or for a combination of those reasons?

Many of us are always looking for that "next best thing." What void are we trying to fill? I would suggest that we look at our home as a way to increase our satisfaction in life. Our homes can comfort us. They can give us a sense of pride and ownership. Something to go home to after a long day at work. We, as Americans, want to live the dream. We want to own a "piece of the pie."

As a real estate professional I can help you with those goals. Not by just taking the order as to what kind of house you want but by providing you with insight, wisdom, and counselling. What truly are your needs and wants? What truly can you afford? Let's talk about it and take action.

Now back to the subject of the kids...I personally have feelings (at this moment) that I want to work harder than ever to improve my children's lifestyle. I didn't have it really tough growing up. My father worked hard and I don't think I went without much but I know that money is limited if it is not earned and spent correctly. I want my kids to learn the importance of how they can enjoy life if they are responsible with their money. They will be blessed with abundance as they learn to make money work for them.
