Buyers beware! There are new regulations regarding mortgages associated with co-ops. Many banks, credit unions and brokers are not familiar with co-op by-laws and regulations. I have had several clients who had nightmare stories of delays and rejections on getting loans for co-ops. One of my recent clients worked for a bank as a loan officer and couldn't get the loan from his bank. In 2 weeks I got him his loan and closed on his co-op within 45 days.
