When we started our venture into looking for a new home for you and your family, you told me your criteria. That was easy. A 2500+ sq ft 4 bedroom, 2 bath pool home on a half an acre. I kept trying to educate on the market, the advantages and disadvantages of short sales and the problems you can run into in foreclosed homes. You knew better, because Zillow told you so. Your coworkers kept telling you about the wonderful stories they were hearing and reading about people that were buying those million dollar homes for nothing, FOR NOTHING.
Then you found your dream home, a short sale. As we wrote up the contract, I educated you again on the pros and cons of a short sale. I have been up front from the very beginning and I wanted you to walk in with eyes wide open. You said you knew the realities and were willing to move ahead on the offer.
You could not even wait a week before you started calling me asking for a status report. You told me you were not a very patient man. You wanted to know why the bank was asking for so much information. WHAT'S TAKING SO LONG? And we are only in the second week of this process.
Now, the bank wants the seller to sign a $20K note for the sale to processed and he refuses. WHAT??? You scream that we have a contract. Everyone has to honor that contract. Whenever, I interview a new client that is interested in buying a home, I ask the usual questions of what they are looking for in a new home. After giving me how many bedrooms and bathrooms they want, they inform me that they require an upgraded back porch. Brevard real estate buyers want upgraded porches.
I am not talking about just a screened in porch. I talking about a space that is tiled, has fans, the ability to entertain comfortably and a nice backyard. Those are specific criteria in a porch. Living in Brevard, gives us the ability to entertain most of the year outside and buyer now expect a home to have a nice porch to be part of the home.
Yesterday, I went online to a bank's web page. They had a survey that asked "If you had an extra $30,000, what would you do with it" They gave some typical options and included a back porch. To my surprise, the upgrading of the back porch came in last. While I know how important nice kitchens and baths are to selling a house, sellers need to consider upgrading their back porch.
If you are contemplating selling your home and you are looking to see what you need to make your home more attractive to buyers, look at your backyard. Sellers should stage the back porch to allow the buyer to visualize themselves living there. If you want to sell your home, Brevard real estate buyers want upgraded back porches.

What is also great is the friendly service and atmosphere. Even at 6 in the morning, you are greeted with huge smiles.

As I have mentioned in other blogs, my husband has this ability to spot gators. He is always saying, can you spot the gator? My response is always, what?, where?

First, walk across the street, turn to look at your home and look at the whole picture. This is where the common sense comes in. Image if you were a buyer pulling up to your house, what would you think? Be honest. Does the yard need to be mowed? Do I need to power wash or painted the exterior of my home. Does it look like I have taken care of my home. Do I need to cut back the scrubs or is it bland? Is there clutter? Does the boat in the driveway take away from the house?
After you have had an honest conversation with yourself, start working on the things that will make a difference with the least amount of money. If something is broken, fix it. I have many buyers walk away from homes because they focus on little details and wonder what else is wrong.
Now that you have mowed, power washed, cleaned up the yard, go to you local nursery, such as Lowes, and buy colorful flowers that are less than $1. Plant them around the home, add color. It will make a huge difference.
