The Adrian L. Shuford Jr. YMCA, located in Conover, NC, needs your votes to help promote the rebuilding of it's baseball field.
The Conover YMCA's field has been selected as 1 of the 100 finalists in a contest by Kellogg's Food, who has vowed to rebuild 30 of the 100 fields. The 30 who get the makeover will be based on the number of votes received and a panel of judges.
The Conover YMCA's field hasn't had a thing done to it in 40 years since it was first built. It has no bleachers, no dug-outs, no pitcher's mound, and no bases, which is a pretty major thing for a baseball field!
So please, take some time and make a vote for the Conover Y's field. Just go to www.frostedflakes.com, click on "Vote Now," type in "Conover" in the city search box, click on the Shuford field and click on "Vote for this Field." In order to verify, it will ask for your birthdate.
You can vote once per day, but TIME IS RUNNING OUT! Voting ends 5/31/09. So please help to get a new field for the kids. Thanks.

The Treasure Hunters Road Show will be in Hickory starting today (May 26th) through Saturday, May 30th, 2009. They bring in five experts to value your things and in some cases, may even buy them.
Treasure Hunters are willing to pay for nearly all coins, vintage jewelry, instruments and toys made before 1965, They are also purchasing gold, platinum and silver, as well. But you can bring anything that you think may be of value and they'll give you their expert opinion on it.
The Treasure Hunters Road Show will be held at the Comfort Suites, located at 1125 13th Ave. Drive, SE, Hickory, NC. Tuesday through Friday, it will run from 9am to 6pm and 9am to 4pm on Saturday. It's free to attend.
So Bring your stuff and you might go home with a little ka'ching in your pocket!

I've been a bit slack in my blogging duties this past week, so I'm writing this in the hopes that you, and I, don't get slack in observing this day.
Yes, Memorial Day is a time for the backyard bar-b-q and family get together's and I hope everyone fully enjoys their time together. But please, take a moment to reflect on the true purpose of the day; honoring our fallen heroes who gave their lives in service to this great country of ours.
Memorial Day was originally called Decoration Day and was officially proclaimed on May 5, 1868 by General John Logan. It was first observed on May 30th that same year, and it's original intent was to honor the dead of the Civil War on both sides by strewing their graves with flowers. It wasn't until after World War I that the day came to honor ALL men and women who have given their lives in service to America.
Memorial Day was observed on May 30th until 1971, when Congress passed the National Holiday Act (which ensured 3 day weekends for Federal holidays). Many, including the VFW, have criticized moving the date because it has cheapened the meaning of the day. In the Veteran's of Foreign Wars' 2002 Memorial Day Address, they said,
"Changing the date merely to create three-day weekends has undermined the very meaning of the day. No doubt, this has contributed a lot to the general public's nonchalant observance of Memorial Day."
There are also specific rules for the American Flag on Memorial Day. From Dawn until Noon, the flag should be flown at half-mast.
So while Memorial Day is a great time for the family and friends, and great sports on TV, please take a moment to reflect on what the day really means and that so many men and women have given the ultimate sacrifice for your Freedom. Let's honor them.

Everyone seen the infamous trailer parks of the nation. They come in all shapes and sizes, from the dressed up to the...well, NOT so dressed up, let's say. Single-wide mobile homes have always had a bit of negative press about them. Enter double-wides and triple-wide homes to "up the standards" so to speak. But even those get the, "it's a mobile home" syndrome going, too.
Well, now Clayton Homes as introduced a new design that may make the whole "mobile home" syndrome disappear. With the introduction of their new line, the "I-House" more people may consider switching their thinking on the subject of manufactured housing.
The I-House is truly a "Green" (or for those starting to loath that word, we can use "energy-efficient") home. Standard features include such things as bamboo floors, tankless water heater, dual-flush toilets, energy star appliances, solar panels, composite decking and a rain water catchment system, just to name a few. Sure, the initial product line is a bit ugly, but with 'green' being so in right now, I think they've got a seller on their hands. I'm sure that later models will improve the looks, and at an estimated cost per square foot to of $100-140 (that's furnished, btw), it's going to be hard for a traditionally built green home to beat it, price-wise.
How will this new "mobile home" fare in the real estate market? Many areas have strict guidelines, basically preventing mobile homes in the area. Will that change? Financing has always been an issue with mobile homes. Will all the green features of this home change that? Only time will tell.

In my post, 3 Secrets to Getting Your Property SOLD!, I mentioned that the age-old adage of "location, location, location" is NOT the 3 secrets to home selling, but rather, it's Price, Marketing, and Time that ultimately affect the sale of the property. In that article, price seemed to get the most attention, so I thought I'd focus this post on it exclusively.
Pricing is an important key to selling for many reasons. Sure, the property needs to be priced within the correct value range or it will never sell (See: Time in SOLD!). But the price of the house can make up for a lot of things.
In my previous post, many commentors felt that I missed a key point in the sell of a property, which was staging. Point of fact, I did not. I whole-heartedly agree that correctly staging a home will both increase the bottomline sales price of the property and will also likely reduce the amount of time the property is on the market.
However, staging is NOT a key to home selling. Staging is a factor in the Marketing of a property. A greatly staged home won't matter much if nobody knows that it's there to see. And the point of staging is to...well, 'stage' or market, the home to a potential buyer. So staging falls into the Marketing Key. An un-staged home will still sale.
And why would an un-staged home sale? Because it's priced correctly, both for the market AND for the condition. If you were to take to identical homes, one is professionally staged and 'buyer ready to show,' and one is structurally as sound, but messy, there will be a price point that the messy house can hit and still out-sale the model home. What that price point is would be difficult to say because it would vary with the local market conditions, and frankly, with each buyer. The price may have to be $5,000 or $10,000 lower, but at some price point, given equal time and and marketing, the messy home would sell first, based solely on price.
Correct pricing can help sell virtually any home. That old saying about location, pricing can fix that too (or rather, the location can help 'fix' the price). A bad location must be priced lower than a comparable home in a good location in order for it to sell in an equal amount of time.
