Saturday School for Catawba County Kids

Monday and Tuesday may have been fun for you, kids, but your luck's just ran out. In case you missed it, you're going to school this Saturday, March 7th, 2009.

The school system annouced this today, but don't fret too much, it's only going to be a 4 hour day for you.

And let's not forget that since it's a recently announced Saturday school, I'm sure that alot of your fellow classmates won't be there, either. Many parents have already made plans for that day and I'm sure won't be changing them so their children can spend 4 hours in school.

Your next planned make-up day is April 10th and that, too is supposed to be only a 4 hour day. Yay!

A REALTOR® is a Tool to Your Selling and Buying Success: Use It

Everyone knows that you use a hammer to drive nails. And even if you're like me and hit your thumb more than the nail, the hammer gets the job done. Have you ever tried using something besides a hammer to drive a nail? I have. I've hammered with a rock before, as well as a good solid boot heel. In desperation once, I even tried using my hand (the Karate Kid, I'm not!). None worked as well as a hammer, and if you've got access to a hammer, you'd use it over anything else.

So, if you'd use a hammer to drive to a nail, why would you not use a REALTOR® to help you in your home selling or buying process? A nail going into a board isn't nearly has important a deal as buying or selling a home, yet I see it all the time, people insist on going it alone on the process. That's the equivalent of using your hand to drive the nail.

Buying a home is a big deal. You need to find an agent that you like, that can help guide you in the process. An experienced agent can help you search for homes, protect your interests and get you the best possible price on the home.

If you're selling a home, why would you not at least consult with a local, experienced agent to determine ALL your selling options? During the boom times, it was far easier to sell a home. In a recession, you need all the tools at your disposal in order to get the best possible price for your home and do it in a reasonable time frame. Don't waste precious time using the heel of your shoe when you could be using a hammer.

Fundraiser for Baby Heart Patient

Baby Luke Sigmon, the 2 1/2 month old son of Lyndsi and Wesley Sigmon of Sherrills Ford, is doing well after his 2nd surgery to repair a heart condition. The little guy is a real fighter and needs the love and support of everyone, as this is just the beginnig of a long recovery and his parents are now faced with large medical bills too.

Dana Andreasson, owner of Orange Cat Photography in Harris Arcade in downtown Hickory. has been kind enough to offer a mini-fundraiser for the family by holding a photo shoot for children tomorrow, Saturday Feb 28th from 10am to 4pm. $8,000 Home Buyer's Tax Credit: Things to Know

With the huge interest in my post on , I thought it would be good to layout what exactly IS the new $8,000 Home Buyer's Tax Credit. Below is a brief list of some things that you need to know about the tax credit.

First-Time Home Buyers ONLY

The new tax credit, similar to the previous one, is for 1st time home buyers only purchasing a primary residence. The tax credit is 10% of the home purchase up to the full $8,000. Unlike the previous $7,500 tax 'credit' this one is a true credit and does not have to be repaid.

The definition of "1st time Home Buyer" for the purpose of qualifying for this tax credit is any person that has not owned a principle residence within the last 3 years prior to purchase. If you're married, both you and your spouse must meet this requirement. Unmarried joint purchasers may allot the tax credit to any one of them that qualifies, but not both. Owning a vacation home or a rental does not disqualify you as a first time home buyer.

Time Limit to Purchase

To qualify, you must purchase a home between January 1st, 2009 and December 1st, 2009. The definition of purchase as it relates to the credit is the date that the deed is recorded. If you recently purchased a home prior to this date, you may still qualify for the $7,500 tax credit offered earlier, but this "credit" must be repaid over time.

There are Income Limits

For single purchasers, your adjusted gross income must be less than $75,000 and $150,000 for married purchasers. If you make more than this, you may still qualify for a portion of the tax credit. It is phased out completely at $95,000 for single and $170,000 for married.

What Homes Qualify?

All single family type homes qualify. This includes townhomes, condos, manufactured/modular, house boats and even duplexes, triplexes and quad-plexes (as long as you live in one of the units). If you have a new home built, you qualify as long as you occupy the home within the dates given.

This is a True Credit

This is a true credit and does not have to be repaid. It is also fully refundable, which means that if you owed zero taxes for the year, you'd still get an $8,000 check.

There is a Recapture

If you take the credit, you must occupy the home for at least three years in order to be fully vested. If you sell before that time, you may be required to repay the credit back to the government, though there are exceptions to this rule.
