Yes I know that the market is still in a turmoil. As we look over and review are new listings coming in we can see the pricing starting to creep up. The offers on the bank owned homes are higher and the banks are giving less concessions or none. Also the number of foreclosures is dropping. The number of homes sold is running about the same pace as sales in 2000 to 2001 but the price's are lower (the market is what the market is). Yes if you want to put some sweat equity into a property you should look at some of the older listings. If you know how to do most of the work you can see that you can still make a lot of money on flipping or get a great deal on a home to fix up and live in.

Now is the time if you must sell to put your home on the market. Yes the price's are lower but homes are selling. More homes have sold this year than last year. The price's are lower but they are selling if you price it at the market value. The average price has dropped down to $145,000. Down about 24% from last year. This is good news for all. This will let you buy your new home far below 2 years ago. You can get more house for the money you are spending today.

The good news is price's are starting to creep up. We don't see a big jump but it is still a positive movement
