Inventory of Dublin Ranch Homes Drops 23% in October '08

Owners of Dublin Ranch homes can breathe easier; the real estate market made a strong step in their favor last month. According to Trendgraphix, Inc. who takes their information straight from the Multiple Listing Service, inventory in Dublin dropped from 5.2 months to four months.

In real estate, “Months of Inventory” is a measurement used to determine the “velocity” of the the market. The measurement is made by taking the number of homes on the market in a given month and dividing it by the number of homes that sold in that same month. This information tells us whether the market favors buyers or sellers, and how strongly it does so.

While the media may have you believe the market is terrible, because of the desirability of homes in Dublin Ranch our market is much better than one may think. Between three and four months’ inventory is considered a market that favors neither buyers nor sellers, while four or more months is considered a buyer’s market. From the above chart, you can see that our market was at its worst in January this year, and seemed to have hit bottom in July and August until the stock market slide effected buyer’s down payments in September. The fact inventory went back down so quickly after the events of September is a strong indication of good things to come.

Senate Bill Provides Financial Relief for Owners of Dublin Ranch Homes

Owners of Dublin Ranch homes have been feeling the pressure of their mortgages for some time now. For some, selling their home as a short sale and even going losing their home to foreclosure have been their only options. Luckily, a new law gives home owners additional time before being forced into foreclosure; to see how it can help you, read on.

Senate Bill 1137 provides clearer communication from lenders and, as a result, owners of Dublin Ranch homes will have some additional time to work out their options. The bill states the loan servicer must contact you a minimum of three times before they can proceed with the foreclosure. They must also have contact with at least one borrower, on the phone or in person, and they must work through with the borrower their financial situation and their options. If they can’t reach the person over the phone, a minimum of three letters must be sent.

Owners and shoppers of Dublin Ranch real estate can stay up on home values and pricing trends, on the go, with their iPhone. Several companies have developed real estate software and tools for the iPhone, some better than others; to start shopping for homes read on.

At this point, the tool that's best for finding Dublin Ranch real estate isn't in the iTunes App Store, it's a web app. As painful as it may be for us to steer you to another website, Intero Real Estate Services iPhone application is the best we've seen. Just point Safari on your iPhone or iPod touch to intero.terabitz.com/iphone. You can be standing in front of the house, type in the address and *boom!* get the asking price and see photos of the inside right there on the spot. I think the only thing that can make this better is if it incorporated GPS to see where you are and find homes around your immediate location. Maybe when Trulia revises their iPhone app (which isn't a very strong search-tool at this point), this is a change they will make.

Speaking of location-sensitive applications, yesterday Google Earth introduced an application for the iPhone and iPod touch. It's pretty nifty, and allows you to look in your neighbors' backyards from anywhere... hah. Seriously, though, in typical Google fashion it's well done and available in the iTunes app store.

Dublin Home Buyers Feel Increased Confidence

Owners of homes in Dublin Ranch are worried, these days, about the value of their homes. Lately, they've seen more homes on the market and prices seem to be on a downward slide. Fortunately, according to Trendgraphix who draws it's market knowledge directly from the same database a Dublin Realtor would use, there may be some hope on the horizon.

September '08 marked the lowest number of homes on the market in Dublin, CA of any month since last July. That's good news for any one trying to sell a home in Dublin Ranch! Additionally, the number of homes that went under contract (your real estate agent may call that status "pending") doubled from the month before. That means when data is available for the month of October, there could be even better news on the horizon. What may spoil the good news would be the sudden downturn in the financial markets this month which affected home buyers' down payments; we'll have to wait and see.

This clean-burning, powerful motor gives eye-opening 0-60 times with highway efficiency numbers of 36 mpg for the 3-series and 26 mpg for the X5!

I’m excited to see these new cars, and to experience how quiet they actually are. I’m also excited to see and use the new navigation system with built-in Google search technology. Before the days of $4.00 gas, I really wanted a new X5 -- this new motor could be just the thing to pamper my buyers of Dublin Ranch homes!
