Home Buyers: Are you a CUSTOMER or a CLIENT ?

Home Buyers: Are you a CUSTOMER or a CLIENT ?This is a great question that you really should know when buying a home. If you have not signed a Buyers Representation Agreement, you are simply a CUSTOMER. If you sign the Buyers Representation Agreement, then You are a CLIENT and your REALTOR can provide CLIENTlevel services. Yes, there is a difference between the two.

What is the difference between a Customer and a Client ?

As a Client, your REALTOR owes certain duties that are not required of a customer. To be considered a Client, this must be done in writing. This is done when you complete the Buyers Representation Agreement prior to writing an offer to purchase on any property.

Agent for the Buyer. (Client)

Clarksville Speedway Ordinance

Here is an update on the Clarksville Speedway Ordinance. Clarksville City Councilman David Allen seems to have a personal beef with the Clarksville Speedway or could there be a underlying motive as the Clarksville Speedway sits on 81.30 Acres.

Below is the e-mail from the Clarksivlle Speedway:

Many of you have contacted us wanting more information on whats going
on with the proposed city ordinance Councilman David Allen is
attempting to get passed imposing restrictions on the Clarksville
Speedway
and your enjoyment of the facility.

William met with Councilman Allen last Friday in an attempt to help
Mr. Allen understand the speedway, our positions on the matter, and
why his proposed ordinance could put the speedway out of business
should it be voted and passed.

Below is a recap of the meeting as reported to me by William Scogin:

William says he met with Councilman Allen for nearly three hours which
ended up being nothing but "talking in circles" by Councilman Allen.

Councilman Allen stated to William that he's already confirmed enough
Councilmember votes to get the ordinance passed. He stated 11 out of
the 12 Councilmembers had given him confirmation that they were voting
with him to pass the proposed ordinance (several councilmembers have
stated to us that they are not voting to pass the ordinance). Mr.
Allen went as far as to say "Your voices don't mean anything to us
when we close the door to vote" and "My circle is much bigger than
your circle" (which he made a point to draw out a small circle for
William, and a large circle for himself), which seemed to imply he had
more power than us and would therefore get things the way he wanted.

William mentioned to Mr. Allen that the track already had a verbal
agreement with the leadership of our city. This is an agreement that
has been honored by the Speedway. Mr. Allen then stated that the
agreement wasn't worth "the paper it wasn't written on" (Sorry
Councilman, but to most of the good people of Clarksville, TN, a
gentlemans word and a handshake goes much further and gets more done!)

Councilman Allen made strong-arm statements indicating that the City
of Clarksville has no problems shutting down existing businesses who
interfere with their (The City) agenda, and has done so numerous times
in the past.

Councilman Allen then attempted another tactic of saying the young
adults at the Friday evening shows were in violation of curfew.
William then had to explain to Councilman Allen that a "Young Adult"
is in fact an adult! He explained that the average age of the
attendees to the Friday night event was 23 years of age and that a
good number of those were military. These young adults can serve our
country and fight for our freedom! They should also have the right to
enjoy venues in the community other than the local bars!

At the conclusion of the meeting, Mr. Allen had an interview scheduled
with a reporter from local Channel 3 out of Hopkinsville. William was
leaving the parking lot at that time when Mr. Allen broke from the
interview and rushed to Williams car window and stated "That girl
there (the reporter) wants to see the speedway shut down too". Later
that evening, the same reporter came out to the speedway. She
indicated that she lives near the track but had a hard time finding
it. Apparently the noise wasn't loud enough to guide her to the track.
She then asked William what it was Mr. Allen had to say to him that
was so important he broke from her interview. William told the
reporter what was said. The reporter denied saying such. Looks like
someone is lying!

The events and statements of last Friday surely makes me question our
leadership. Do we really want people like this making decisions that
affect our community?

I personally asked Councilman Allen how many documented complaints he
had against the speedway. He answered that there were no documented
complaints. So where does he come up with this? Is he making it up to
get his way for other reasons we are not yet aware of?

Please forward this email to your friends and family who reside in the
Clarksville area as all the citizens of our community have a right to
know how our elected officials feel about the businesses in
Clarksville. These are the very same businesses that employ many of
our citizens. These are times when our officials should be helping
local businesses - not trying to put them out of business!

We have posted an electronic petition against Councilman Allens
proposed ordinance on the Clarksville Speedway website. Please sign
the petition at www.clarksvillespeedway.com

Today there is a poll on the website of The Leaf Chronicle. It asks
what should the city council do about The Clarksville Speedway. The
poll can be found by scrolling down the page at:
