The other day I took on a listing presentation for a home. Listing presentations are always interesting because as a Real Estate professional I must convey the best value of the home in order to get the house to sell. Meeting with the client I had prepared a Pricing Strategy to list their home on the market for buyers to see. For those that may not know a Pricing strategy has many layers in order to reveal the value of a home. My first item to determine value is to explain the value of other home's in the area. After having explored inside and outside the home I take it's originality compared to those other homes in the area. This seems very simplistic, but I don't want to get too far into the other variables involved in Pricing Strategy. After this is done my client is always given their opportunity to inquire about their home's value. At the end of the presentation we both agreed on a value that would work. This seller was motivated to move I have to say. The value of the home took some debating to get to an area we would agree represents the home best. I knew we would get some offers, but would they be close or way off was my question. But, because the seller was motivated our Price that we determined brought in offers and drove the price over its original value. Isn't that great? The market actually brought the price up and over what we were asking because we developed a value that was so competitive it drove the price over what the seller would take originally. Recently working with a client who was searching for their first multi-family home purchase we developed an interesting situation. We found a property with the potential of being a multi-family home. The seller could only state by law that their home was a single family home with an in-law because the deed didn't show the correct information. Thus, if the buyer wanted to take on the responsibility of the home they would have to get a COC from the town zoning board in order to get the home placed into the category of a multi-family home. The seller was not willing to make the arrangements so the buyer would assume all risk if the house did not get necessary approval in the form of a COC, which I informed my client of so they could make the best decision possible. The value of the investment now is at risk for the buyer. The home is in residential zoning of course and is surrounded by many other multi-family homes so the risk would be worth taking by my account. Interesting development I will update later how it went, but what would you do as the buyer? Better yet how would you advise the buyer if you were their agent?

First Time Home Buyer gets special Tax Credit

The Stimulus Plan was signed into law by President Obama yesterday. It contains a new tax credit for first-time homebuyers. Essentially, first-time homebuyers within certain income limits who purchase a home in 2009 before December 1, 2009 will receive a tax credit of up to $8,000. The program is similar to the $7,500 tax credit which applied to home purchases made in 2008 after April 9.

While the Stimulus Plan was still being debated, the Senate version originally included a $15,000 tax credit for all homebuyers. To lower the cost of the Stimulus Plan, the final version of the Plan contained this smaller tax credit, and this tax credit is applicable only to first-time homebuyers.

To qualify as a first-time home buyer as defined in the programs, the purchaser (and the purchaser's spouse) may not have owned a home in the three years prior to the purchase date of the home. The home must be their primary residence.

Both tax credits are subject to the same adjusted gross income limitations (full credit for Adjusted Gross Income less than $75,000 single/$150,000 joint).

The amount for the tax credit is the lesser of 10% of the home purchase price or $8,000.

While a purchaser still owns the home, the old $7,500 credit must be repaid in equal payments over a period of 15 years, starting with the 2010 tax filing. The new $8,000 credit will not need to be repaid. Again, the old $7,500 credit needs to be repaid, while the new $8,000 credit does not!Upon sale of the home, any portion of the $7,500 credit not yet repaid is due in full. No portion of the $8,000 credit is due upon sale of the home, if the home is owned for more than three years. If the home is sold within the first three years, the full amount of the credit is due upon sale.

The $7,500 credit was not available to any purchaser utilizing state/local revenue bond money to help finance the home purchase (New Hampshire Housing Grant money). There is no such restriction on the $8,000 credit.

Under both the $7,500 and the $8,000 programs, the credit will be claimed on the purchaser's income taxes. Any amount in excess of taxes owed will be refunded to the purchaser.
