I'm getting anxious to go to the new theaters at the recently completed GardenWalk in Anaheim. The new theaters include an IMAX and thirteen other different standard sized screens. It has been open for a little over a week now. Not all of the theaters are open yet. What I'm really looking forward to is that one of the theaters, to be named Sky Lounge, will be serving up-scale appetizers and possibly alcolhol. The owners are still waiting to hear if they will be granted a license from the Alcoholic Beverage Commission. The city of Anaheim has already approved the license. If approved, the theater would be the first in Orange County to sell alcohol. The adult only lobby of this theater will give movie goers the ability to look into the projection room. It will also have a balcony overlooking the soon to open Heat Ultra Lounge and floor to ceiling plate-glass walls. There are seven screens still to be completed. Two of these will have VIP screening rooms with 46 recliner seats each. I think this would be a great place to entertain clients or even that extra hard working agent(s).

Orange County California home supply hits 9-month level

Real estate consultant Pat Veling's math say Orange County's supply of homes for sale hit what he called the "troubling" nine-month level, a point that could trigger price drops and cause the inventory of listing to go up even furthur.

Veling's estimate means that it would take nine months to sell all the homes now on the market based on the past year's sales pace. Other inventory estimates out that figure at higher level but are based in the sales pace for the past 30 days. Veling, who occassionally joins the debate n the Lanser on Real Estate blog at ocregister.com/lansner, tells us...

"Back in the early 1990's, when I was measuring inventory in the same way (using a 12-month absorption period), the inventory really began to climb- and quickly- once we hit the nine-month mark. I have told you before that it eventually peaked at 19.2 months in November of 1994. I have also said that I would become far more concerned about inventory levels depressing prices once we got to this nine-month benchmark. By my calculations, we hit that number (Monday.)"

Veling president of Real Data Strategies, Inc. of Brea, reported the following breakdowns by price category:

  • All prices: 9.0 months of supply
  • Under $500,000: 9.8 months
  • Under $700,000: 8.9 months
  • $1 Million-plus: 11.1 months
  • $2 Million-plus: 15.9 months

He added: "Considering how troubled the market has been, it's interesting it has taken us this long to hit the number. It's also not know if the levels will climb as quickly as they did back in the 199s because the job market appears so stable."

Downtown Fullerton Nightlife - Too Much Fun ?? 42 BARS AND RESTAURANTS

see_drunk_close.jpg image by suzichaffin This apparently should be one of the signs posted in Downtown. Especially on Tuesday nights (better known as Taco Tuesdays). Just last Tuesday the fire marshall closed down Florentine's Downtown Bar/Grill and Revolucion after she found that the occupancy limits were exceeded. She also banned more partiers from entering Rockin Taco. The city is also cracking down on drivers under the influence. They had a check point set up that nearly 950 vehicles passed through. The outcome resulted in five arrests for dui, eight vehicles impounded, and eight people cited for driving without a license.

The restaurants can be fined from $100.00 for first time offenses to $500.00 for third and further misdemeanors. Basically put there are too many people crowding into the 42 restaurants and bars in downtown. People and neighbors are tired of all the noise, drunks and crimes that are taking place. So patrons beware!

Be safe when you're out with friends, never drive drunk, don't let your friends drive drunk either.
