What do the facts say about how many homes are selling in Katy Texas? Well, the raw number from HAR.com for real estate sales in Katy Texas are really quite impressive. Do you realize that in April 2008, to date (4/18/2008) that already 143 homes were sold in Katy just this month? This does not account for homes that closed this week that have not had their status changed by the listing agents either (agents have 5 days after closing to report the closing to the MLS).
Compared with the same time last year (with all of last years closings reported), it's not a significant drop off from the 170 homes that were sold. It's about 15% off the pace from last year, but certainly not the gloomy numbers that the national media report. If you assume just 5 additional closings within the week previous that did not get reported yet, that number drops to about 12% less activity. Not significantly different when you also consider the various mortgage companies that have folded up shop and are not servicing buyers!
What does this say? Well, to me it looks like one heck of a summer of home sales coming up again, especially in the price ranges over $180,000 (FHA guidelines have made homes over $180,000 much easier to obtain financing on).
