Here is a quick story, that I have heard far too often:
I went out looking to buy a new home and I found the home of my dreams! I called the real estate agent who took me in to see the home and indeed it was perfect for me. I asked the agent if I could place an offer and was told that I needed to have a pre qualification letter before they would accept my offer. So I called a mortgage loan officer and began the process of getting pre qualified. I received the pre qualification letter and went back to the realtor to make an offer, but I was told that the seller had already accepted an offer!
I learned this lesson myself in Philadelphia when I was a first time home buyer , the hard way!! So, I want to make sure that you don't make this same mistake and loose that perfect home. Now I know a lot of you are thinking, in this economy- come on- most houses just sit on the market with no offers! I agree to some degree, but, those perfect properties are hot commodities and usually you are not the only one to fall in love with that home, so when they come on the market, they are sold quickly, so be prepared.
In my next blog I will go through step by step what you will need to get pre qualified for a mortgage. I closed a VA loan refinance mortgage this week. My client had been told by 4 unnamed lenders (including big names!) that they could not help them.
The challenges for this loan were twofold, first due a job loss caused by the extraordinary economic times of the last few years they had to give up their previous home to a deed in lieu, which is considered a foreclosure. Here were the circumstances, they moved to take advantage of the available jobs in their fields, which happended to be quite far away. They puchased a new home while their previous home was on the market for sale. The home didn’t sell for over a year and they ran out of money in their retirement funds to continue to carry the mortgages on both homes, so they were forced to let it go. Foreclosures require a time period which is dependent on guidelines and surrounding circumstances before you will be able to qualify for a new loan. But, in this case it was due to a suitable extenuating circumstance (job loss) and we were able to move forward by providing detailed letters of explanation showing that the cause was beyhond the control of the borrowers.

These days almost every realtor will require you to have a Pre-Qualification letter in order to make an offer on a property. Call me now so that I can provide you with your Pre-Qual Letter, it will only take 5-10 minutes. The last thing you want to happen is for someone else to come along after you've found the home of your dreams, having their bid accepted before you even have a chance to place your offer! I speak from experience, as it happened to me when I was a first time homebuyer some time ago. I was devastated after looking for months and having finally found the perfect home, I lost the home of my dream over something that was so easily avoidable.
