Conventional Mortgage Alternatives For Low Down Payments In Maryland
HUD has announced increases in the cost of mortgage insurance for FHA financing. Many real estate professionals are seeking alternative financing that will meet the needs of clients that have less than the usual 10% or 20% down payment requirements that are common with conventional financing. A further challenge is to know how to avoid the extra costs of mortgage insurance when using conventional financing.
One of the regional lenders in Maryland, First Place Bank, is offering their 80-10-10 and the 5% down payment no mortgage insurance options.
The 5% down conventional financing with no monthly mortgage insurance is the newer product at First Place Bank. This product has become more important as borrowers face increased mortgage insurance premiums when they use FHA financing. Conventional financing may now a much better option for many home buyers with 720+ credit. Not only will their payment be lower, their tax deduction will be higher and they won’t be stuck with paying that expensive mortgage insurance premium for the next 10 years. This can also be used for Condo Purchases or refinances.

Every prospective home buyer that plans to use mortgage financing should obtain a pre-approval letter from their mortgage lender. The best source for a referral to a mortgage lender is normally the exclusive buyer agent that has a high level of local knowledge as to the available mortgage programs. Mortgage lenders are not all the same and some have products that are not available with others.

Gaithersburg Citizen Participation Encouraged in Public Safety Initiatives
Two-way communication between the Gaithersburg Police Department and the public is critical to the success of public safety initiatives in our community. Citizens sometimes fail to call the police because they feel the information is not relevant, or seems trivial. However, this type of information is important to help identify trends, and can sometimes lead to solving a crime. Every set of eyes on the street is valuable.
The Gaithersburg Police Department encourages the public to call 9-1-1 in emergency situations, or to report non-emergency activities and information to 301-279-8000.
Equally as important is the dissemination of information to the public. Through press releases, online crime report summaries and emergency messaging, the Gaithersburg Police Department ensures that the community is made aware of public safety issues on a timely basis.

"Images in Black and White" on Display at Gaithersburg Activity Center

The City of Gaithersburg presents "Images in Black and White" by The Photographers Collective. The exhibit runs from March 9 to May 6, 2012, at the Activity Center at Bohrer Park, 506 South Frederick Avenue, Gaithersburg, Maryland. Viewing hours are Monday through Saturday from 8 a.m. to 9 p.m. and Sunday from 8 a.m. to 5 p.m. The public is invited to an Artists’ Reception on Friday, March 9 from 7 to 8:30 p.m.
Black and white photography is a tradition that dates back to the beginning of the medium, yet remains as relevant today as it was more than a century ago. Through variations in composition, contrast and tone, the photographer can create images in a variety of moods and styles: pictorial, documentary or abstract.
The Photographers Collective is a group of six artists united in their commitment to advancing their art and craft, yet undeniably different in their working methods and personal styles. The prints in "Images in Black and White" are selected from the work of these photographers and are an expression of their individual visual styles and lives as artists.
Frank Fierstein's "A Body of Heads" features images that represent or symbolize people that he has known, both real and imagined. His second series, "The Land Before Time," presents a mythical place from a millennium ago that exists today right under our very noses.
Henry Friedman’s photographs from “In Passing” were taken in the course of the photographer’s day-to-day travels, relying on strong elements of light, shadow, line, and form to create striking images of everyday subjects.
Suzanne Izzo's "Tanglewood Barn" shows the viewer a nostalgic portrait of an old family barn.
Harvey Kupferberg's "Water in a Rush" series, through his own interpretation, reflects an altered reality of the water scenes depicted.
Jim Mitchell's "The World of Carnival" is an intriguing perspective of carnival life that goes beyond Ferris wheels, kids and cotton candy to reveal the underbelly of the traveling show. His other series, "Arches," represents places to hide and explore in the caverns of one’s mind.
Mark Rothkopf's "The Gates of Light" features images that represent places he explores through windows, doors and gates that span between inviting and frightening.

Little Quarry Park Cleanup in Kentlands
In the coming weeks, a landscape contractor will be cleaning up a front portion of Little Quarry Park along Chestertown Street. This work will involve flush cutting and removing invasive plant materials, removing vines growing on trees, and removing dead trees and broken tree branches. Following the work of the contractor at the front portion of the park, the City's Department of Public Works will continue the same scope of work in other areas of the park. This will include removing invasive plant material around the picnic table area, removing invasives around the edges of the paths for more clearance and removing invasives and dead trees in the open area between the walking path and Route 124.
Invasive plants are very difficult to eradicate and are resistant to many removal techniques. To slow down the regeneration of these non-native invasive species after they are cleared, the City will spot spray Round-Up on the new growth of the vines. This will reduce the rate at which they grow back and will eventually eliminate their growth all together over the next several months. Notification signs will be posted prior to and following the spray application.
Following the clean up work, the City will send out a notification to Kentlands residents with a time and date for a meeting to get citizen input on future restoration and maintenance work.
