Foreclosure Shortage in Montgomery County, Maryland
The national news keeps reminding us of the large number of foreclosures across the country. Many communities now have tear down programs to destroy foreclosure properties for which there is no market. However, all residential real estate is local and we have to look at the actual statistics in the local markets that are of interest.
Today, in Montgomery County, Maryland, there are 2,330 active listings of homes for sale on the multiple listing service (MRIS). There are only 37 (1.58%) lender owned foreclosures for sale (REO). 380 (16.3%) of the available properties are short sale pre-foreclosures.
Yes, that does mean that we have a current shortage of foreclosures for sale. Our strong real estate market has absorbed the inventory and agents are wishing that they had more REO listings to show to the anxious purchasers.
The large volume of short sale pre-foreclosure offering is still distorting the market in Montgomery County because a good percentage of them will never receive the needed approvals from the secured mortgage lenders.
Home sellers and home buyers should take time to become well educated on their local markets. Some home buyers are being shocked to find multiple contract competition for preferred properties.
All prospective home buyers, including real estate investors, should have a pre-approval letter from their mortgage lender if financing is going to be used. Those that do not have the needed letters are not seriously considered in the present market. Your exclusive buyer agent is normally the best source for a lender referral.

Kentlands 2012 Facilities Pass Updates
Updating facilities passes for 2012 will begin March 12. Please come by the Clubhouse to update your Facilities Passes and sign up for your Guest Pass prior to the pool opening on Saturday, May 26. Passes will not be updated on Memorial Day.
Just a few guidelines on updating passes:
Regular Hours
Monday, Wednesday, Friday: 6:00 am to 4:45 pm Tuesday, Thursday: 9:00 am to 4:45 pm
Extended Hours
Tuesday, May 15 Thursday, May 17
Tuesday, May 22 Thursday, May 24
9:00 am to 6:45 pm

Watching For Daffodils - Roy and Dolores Kelley Photographs
Those of us that are hoping for an early spring are watching for the Daffodils to bloom. So far, I have seen just a few blooms in our Kentlands community in Gaithersburg, Maryland. There is a Facebook group called First Daffodils that is also interesting to see if you enjoy Daffodils.
You can always count on Longwood Gardens to display the flowers of the season in the Conservatory and in the 1,000+ acres of gardens.

“Helping Animals is a Walk in the Park”

Registration is now open for the 14th Annual Paws in the Park dog walk and festival, one of the largest dog walks in the DC area. As a signature special event of the Montgomery County Humane Society, held in partnership with the City of Gaithersburg, it raises funds to help homeless and abandoned animals throughout Montgomery County.
This year’s event will take place on Sunday, April 29, from noon to 4 p.m. at Bohrer Park at Summit Hall Farm, 506 S. Fredrick Ave., Gaithersburg, MD, next to Gaithersburg High School.
The fun-filled afternoon includes a 1-mile walk, pet games, demos, rescue groups, a “flealess” market with over 50 pet-friendly vendors, food, music and more.
Registered walkers are encouraged to invite friends to support them through online donations. Supporters can sign on individually or by forming a team that includes family and friends, favorite breed groups, rescue organizations, companies, teams to honor or remember a pet – even the family cat. Entrance fees are $20 for an individual or $35 for a family.
To register and start fund raising online, visit www.firstgiving.com/mchsmd. Register before March 1 and be entered to win a $50 gift certificate to Addie’s (Rockville) or Black’s (Bethesda) Restaurant. Participants can also register on-site the day of the event.
Paws in the Park supports the Montgomery County Humane Society’s efforts to protect and care for unwanted, abandoned and abused animals – everything from dogs, cats, rabbits, and guinea pigs, to reptiles, birds and others. Contributions make a difference in the animals’ lives as well as assist the people who love them. Programs include life-saving medical care, off-site adoption events, animal rescue, pet retention and pet bereavement workshops, foster homes, humane education, behavior advice, affordable spay/neuter, and a network of approximately 200 partnering rescue groups.
