Training is an Ongoing Business Task!

Sometimes people wonder why I attend so many workshops, seminars, conferences, and training sessions.

Training keeps me sharp and keeps my mind alert. New, fresh ideas keep me at the top of my game. And meeting new folks, learning new methods keeps me energized day after day.

Maybe I'm a workshop junkie?

I love listening, learning, and thinking. I take notes. Tons of notes. And share them with others. I collect cards and send an email to each new person I meet.

I get excited just thinking about attending a training!

Especially in the real estate industry, there is so much to learn. After 20 years I am still learning new things, finding out about new laws, discovering better methods from my colleagues.

Others who are not familiar with the sales industry, do not understand the need to stay mentally challenged. They don't realize the need to fuel our motivation.

Sales professionals know that we are constantly rejected. For everyone 100 people we contact, maybe only a handful will do business with us. So that's perhaps 95% rejection? It's very easy to get discouraged, depressed, down.

Just another reason to continue "fueling" ourselves with positive motivation to KEEP GOING!

Well, it's time to get going to another training...

RENTERS: Don't get DUPED by a fake Property Manager SCAM

You've heard of those THIEVES who hijack real estate "for sale" listings from Craig's list and "rent" them out? Collect the security deposit via wire or bank account, and then disappear, leaving the renter with no money? And no house?

Well, one of my favorite clients, "Kent" called me yesterday. He's renting an apartment right now, planning to buy a house in the future (using my fabulous real estate services, of course). He's moving to a new rental and wanted me to check it out for him.

Kent said that his friend Shelly applied to rent a house, gave the deposit to the "landlord", and then found out she had been SCAMMED because the fake "landlord" took the money and ran! So she was out of a deposit and nowhere to live!

So Kent knows I have ALL the info at my fingertips. He gave the address of the rental and asked me to find out who the real owner is.

I went to our MLS and determined if the property is for sale. Then I researched the property info on file at the county tax office (online, of course, through our local MLS). I found out who the owner was and her address. Then I went to www.whitepages.com and did a reverse address search on that address to see who lives at the owner's address. Also I was able to find the phone number of the owner, to call and ensure that the property manager was authorized by her.

RENTERS: Don't get DUPED. Do your "due diligence" research before giving your hard-earned money to anyone, even a landlord or a property manager. If you don't have the tools to do the research, just call your favorite real estate agent to help you!

You can use the form online (Word) or print a bunch of copies. I recommend completing it the NIGHT BEFORE so it'll be ready when you come into your office in the morning. No guessing, no distractions - just start on the list without feeling overwhelmed.

And check them off when you've completed an item. At the end of the day, transfer over the UNDONE items to tomorrow's list. So simple, isn't it!
