In response to community needs, new website educates struggling homeowners on options to foreclosure.

In response to community needs, new website educates struggling homeowners on options to foreclosure. Local real estate agents and Certified Distressed Property Experts®, Ray and Peggy Pierce of Intero Real Estate Services responded to new mortgage delinquency numbers by creating a new information website for the San Benito County area homeowners facing financial hardships. http://www.ray-peggy.com contains vital facts about the options available to distressed homeowners. “With more than 14 percent of mortgages in default status, there is a significant number of homeowners who are facing foreclosure,” Ray and Peggy said. “When faced with the possibility of foreclosure, We’ve seen too many homeowners make poor choices, even walking away from their homes without calling their lender or a real estate agent. By offering free information on more beneficial options, We know we can help our community’s homeowners.” The Mortgage Bankers Association’s First-Quarter 2010 National Delinquency Survey announced that more than 14 percent of mortgage loans are not current on payments. More specifically, 10 percent of prime loans and more than 40 percent of subprime loans are delinquent. “Whatever their best option is, the most important thing homeowners can do is educate themselves before making a decision,” the Pierce’s said. www.ray-peggy.com acts as a central location for information on the issues and options for struggling homeowners, putting all the necessary information in one, easy-to-use location. The information and materials located on the site are regularly updated to reflect market changes, trends, new lender requirements and industry updates. Alex Charfen, co-founder and CEO of the Distressed Property Institute, said that more than seven out of 10 homeowners in foreclosure proceed without any visible assistance. “Agents with the Certified Distressed Property Expert® designation are helping distressed homeowners understand that there may be options available to them,” he said. Ray and Peggy Pierce have been trained to help homeowners avoid foreclosure, and this online education resource is a valuable public service.”

Ray and Peggy Pierce Provide Free Government Program Eligibility Surveys in Response to High Percentage of Mortgage Defaults

With more than one in seven mortgages not being paid, Ray and Peggy Pierce provide a new foreclosure avoidance resource.

Hollister, CA.– 05/25/2010– Local CDPE-designated agents and community advocates, Ray and Peggy Pierce of Intero Real Estate have announced the expansion of an online resource for San Benito County-area homeowners facing financial hardship: http://www.ray-peggy.com

According to the Mortgage Bankers Association’s quarterly report on mortgage defaults, 14 percent of mortgage loans are not current on payments.

This means that a substantial number of homeowners are at risk of foreclosure. “Many of these homeowners took on their loans when jobs were more secure and plentiful,” Ray and Peggy said. “Now, with unemployment reported at 9.9 percent, we’re seeing that more and more responsible homeowners are finding themselves with unaffordable mortgages.”

The Pierce’s website now contains eligibility surveys for government programs that offer help to distressed homeowners. One of those is the Home Affordable Foreclosure Alternatives Program, or HAFA, which streamlines the process and provides incentives for short sales.

These eligibility surveys let homeowners quickly find out if they can receive help from any of the government programs. The website also acts as a hub for information on the facts and issues for struggling homeowners, putting all the necessary information in one, easy-to-use location. “Seven out of 10 homes that have gone into foreclosure did so without even being listed on the market,” said Alex Charfen, co-founder and CEO of the Distressed Property Institute. “Agents like Ray and Peggy Pierce with the CDPE designation are helping distressed homeowners understand that there may be options available to avoid foreclosure.” The CDPE designation provides real estate professionals with specific understanding of the complex issues confronting the real estate industry. Through comprehensive training and experience, CDPEs are able to provide solutions for homeowners facing financial hardship in today’s market.

Gertrude Boyd will be missed in San Benito County

One of the great ladies of San Benito community was laid to rest today. She was a wonderful example to everyone of what we could be if we had her insights and courage of 92 years.

The young children of the community have been receiving her balloons for decades.

I first met Gertrude when my son, at that time was about 4 years of age (he is now 33), was such a nice respectful boy in church. Gertrude thought that deserved a balloon reward, actually there were millions of reasons for a balloon reward.

Any time any little one and a few big ones needed praise Gertrude would be there with a balloon. Not just any balloon but very fancy balloons with many colors and designs.

Gertrude had a loving heart as big as all out doors and gave wonderful hugs. My daughter calls me the "ROCK" of the family but when Gertrude hugged me with her big bear hug she would melt this rock with her love. The same love she showed all in the community. She leaves behind this love in all she has touched and those that have touched her, she will be sorely and deeply missed but we are so much better for knowing Gert.

Market stats

ray & PeggyInformation available at this link below.

Out of 136 active listings 23 of those are REO or bank owned and 31 are short sales. REO and shorts account for about 40% of our market currently. Currently 89% of the SOLDS are REO or Short sales in the last week. 79% of the Pending sales in the market currently are REO or Short sales. The REO market is turning to a short sale market. Home buyers must learn to put up with Banks that take their time accepting offers and agreeing to terms with their sellers. Escrow periods are increasing and pricing is slowly, ever so slowly increasing. Banks are tightening on money at least that's the way it appears here in San Benito County, Hollister California, USA.
