Shrewsbury Real Estate News and Commentary: May 25, 2011

My primary source for information used in this report is provided by MLS Property Information Network, Inc. Links to specific reports will be placed in the article.



In the first quarter of 2011, 34 single family homes listed for sale in Shrewsbury, MA were SOLD for a Total Market Volume of almost $13 Million Dollars. At first glance, that sounds good but step back in time to the first quarter of 2010 when 53 single family homes listed for sale in Shrewsbury, MA were SOLD for a Total Market Volume of almost $22 Million Dollars.

You would not be alone in thinking UH OH! when you look at these numbers but lets not be hasty... what happened back in 2009 you ask? and that would be a very good question. In the first quarter of 2009, 24 single family homes listed for sale in Shrewsbury, MA were SOLD for a Total Market Volume of almost $7.5 Million Dollars. The Median Price was almost $150,000 LESS than the Median Price for the same quarter in 2010 and 2011.

Why did I choose the Shrewsbury Real Estate Market?

Recently I was asked: Why have you decided to focus on becoming a Real Estate Expert for Shrewsbury?

The answer is multi-faceted and I could talk about what a great place Shrewsbury is with all it has to offer without having to exaggerate. When it comes to my business, I chose Shrewsbury based on two major factors:

  • Proximity: Shrewsbury is easy for me to get to whether I'm at my office or my home. In order to provide my clients with efficient and effective service, having the ability to respond quickly is a key factor.
  • Market Volume: Residential Real Estate in Shrewsbury is selling. This affords me the business opportunity to earn a living for myself and my family. I love helping my clients but would not be able to do it very long if I wasn't being paid!

According to the local multiple listing service, between August 17, 2010 and September 17, 2010, thirty one residential homes sold in Shrewsbury!

The Total Market Volume for that timeframe was $13,030,600. Those are impressive numbers and indicate a great environment to work in.

My thoughts on these figures:

The number of homes for sale in Shrewsbury is beginning to decline, quite possibly a seasonal adjustment as many people choose to take their homes off the market during the fall and winter months.Having said that I have to take a closer look and found that just 17 days ago there were 202 homes for sale and during that 17 day period from 8.22.2010 to today, 20 homes sold in Shrewsbury. It was almost 9 Million Dollars worth of real estate closed in just 17 days!

It would appear that there are in fact, buyers out there.

Using MLSPIN, the Mulitple Listing Service here in Worcester County, Massachusetts, I will continue to pull reports that proivde details about real estate transactions occuring in the local market. Although it is true that not all transactions are documented in MLSPIN, it will remain my primary source for information. I believe that comparing the results of these reports over time will give all of us a very clear idea of local real estate market trends in Shrewsbury.

Facts about Single Family Homes SOLD in Shrewsbury over the past 3 Months. (note that this report overlaps with a similar report posted 16 days ago)

  • 87 Single Family homes sold in Shrewsbury
    • Up from 81 in the report from 8/22/2010.
  • Those homes were on the market for an average of 128 days.
    • down very slightly from 129 days in the report from 8/22/2010.
  • Average home sale price was $432,514
    • down slightly from $440,209 in the report from 8/22/2010.
  • Highest home sale price was $887,535.
  • Lowest home sale price was $70,000.
    • these last two numbers have not changed since the report from 8/22/2010.
  • Median home sale price was $400,000
    • down slightly from $410,600 in the report from 8/22/2010.
  • Toal Market Volume of Single Family Homes sold in Shrewsbury, MA over the past 3 Months is $37,628,707
    • UP from $35,656,969 in the report from 8/22/2010.

So we appear to have an increase in sales & volume and a decrease in price. Time will tell if this trend continues.
