USA Beach Tennis  BTUSA 2009 National Tour, local stop in August 22-23.  The inaugural beach tennis tour launched in the spring of 2005 with an event in Charleston and then proceeded up the East Coast for the remainder of the summer. Capitalizing on the growing interest in alternative sports, Beach Tennis USA has created a fun, fast-paced and exciting hybrid sport that has captivated players and spectators alike. The Month of May is National Bicycle Month and the City of Charleston is celebrating in many ways to encourage 'people on bikes'...

 

May 12- Bike Month Proclamation. Mayor Riley & City Council will announce the City's goal of becoming a Bicycle Friendly Community and pass a resolution proclaiming May as Bicycle Month. 5pm, City Hall.

Getting Home Insurance in Charleston, SC

Getting Insurance for your Home

Do not forget about that all important home insurance when you are looking for a first or new home. Make sure you get numerous quotes and different agents so you can find the coverage you need at the best possible rate. Here in Charleston SC, insurance can be a challenge especially if you are in the wind & hail pool areas. This designated areas require you to have the government mandated wind and hail policy along with your standard hazard policy and in many cases may require a flood policy or an earthquake policy. Yes, earthquake insurance, most people do not know that Charleston is on a major fault line and you can never be too safe with insurance on a home.

Some things you can do to reduce you insurance costs include the following:

  • bundle your policies (auot, home, life, etc) together to get the best possible rate
  • increase your deductible, a good tip here is to increase that deductible to $2500 or $5000 and then put that money into a savings account or CD that you can access easily so it is there and ready when you need it
  • add an alarm system or other updates that your provider gives discounts for having in a home

Also - if you are buying a condo or townhouse that is in a regime, do not forget about your contents insurance. This policy is generally called an HO6 Condo Rider. Usually the hazard policy of the regim just covers up the walls and you are responsible for everything else. Many time your lender will not even require this but it is a must have to protect your belongings.

Are Short Sales Clogging Up your Market?

Recently, I have had a number of listings that are well priced and in good condition. Showings have been solid but still relatively few offers. I did some research and in each instance there is a home of poor quality in the neighborhood that is listed as a short sale. Each of these homes has mulitple contracts on it and they are waiting on the bank to respond....and waiting on the bank to respond...and waiting some more for the bank to respond.

Three buyers are tied up trying to get a deal on this short sale home. I am guessing that this is happening in all areas and keeping some buyers from placing offers on homes that can actually respond with a counter offer or accept the offer. Can you blame the buyer? No, everyone has the right to go after what home they want and try to get the best deal they can in a home.

I have discussed this situation with all my sellers and have made sure they are aware of the process. Even though it frustrates them, they at least know why the sales process may take longer than we expected and hoped.
