New Construction - Builder building a Spec Home in Wake Forest NC!!!
One of my Builders has been breaking ground for the past week. He's starting a spec home his 1st spec home in 18 months.
For the past 18 months he has been doing
Over the Thanksgiving dinner he realized "enough is enough"
In order to get the economy he could not sit around and wait. He needed to build, He needed to focus on what he is great at, it was time for him to build again. Against the advise of main stream, it was time to draw plans, talk to his Real Estate Advisor and to start producing.
After analysing the data and preparing the financials he is building a 2600 square foot transitional country home. The home is located on Graham Sherron Road in Wake Forest NC 27587, and will be listed in a few weeks.
His theory on building a Spec Home in Wake Forest in early 2009, its his duty to keep the economy moving. Instead of buying a flat screen tv he has decided to focus on Real Estate.

Buyer's Remorse - The state of real estate.
Raleigh Real Estate - 2x this week I have witnessed buyers remorse.
Scenario # 1
Mr Raleigh Seller - In scenario number 1 you received a signed contract and earnest money on Thursday. Mr. Raleigh Seller you did not return the signed contract until Tuesday. Buyer canceled check on Wednesday. Mr. Raleigh Seller why did you wait soo long to sign the contract? Mr. Raleigh Seller what were you thinking?
Scenario #2
Mr. Raleigh Seller - Thank you for negotiating with my buyers. Mr. Raleigh Seller are you aware that there are over 30 homes for sale in your neighborhood alone. Mr. Raleigh Seller are you aware that your home has been on the market for over 100 days. Mr. Raleigh Seller my buyer was willing to purchase your home yesterday but this morning before signing the offer Mr. Raleigh Buyer had second thoughts and have decided against this home, but aren't you happy that this happened before you took your home off the market?
My advice to all Raleigh Sellers - Negotiate quickly and get the contract signed immediatly buyers are anxious and want to make sure they are getting a fair deal.
