An unprepared home buyer will end up spending more money than necessary and will experience a roller coaster ride throughout the process. We advise all of our home buyers on some important factors to consider so that when they are ready to buy their first home the home buyer can be assured of maximum savings and a much less stressful process.
Tip #1. Meet with a Loan Officer and get prequalified for your home loan. As a Buyer's Agent, your Realtor will be able to recommend excellent Loan Officers. In our office we have an affiliated lender that due to our relationship can offer our home buyers preferred rates, but more importantly will take the time to understand your goals, help you select the best loan program for your situation and assist you each step of the way with the process.
Tip #2. Don't apply for any new credit cards or make any big purchases. These two mistakes can cost you thousands on your home loan. Don't pay off any revolving credit cards without discussing it first with your Loan Officer (sounds contrary but it can negatively impact your credit) Don’t change jobs, don’t deposit extra money into your bank account or move money around without talking with your loan officer.
Tip #3. Be prepared for out-of-pocket expenses for your home purchase. Certain expenses must be paid upfront due to new mortgage regulations. These include the home appraisal - between $450-$600, and a credit report - usually around $20. Other expenses you'll need to set aside are for an earnest money deposit on your home - usually between $1,000-$2,500 and a Home Inspection - typically around $350.
Tip #4. Once you've signed an agreement to buy your home, your Loan Officer will be working to get your loan approved as quickly as possible and they'll need certain documentation. If you take the time now to gather those documents the loan process will seem like a breeze. There are basic requirements for every loan so be sure and discuss these with your Loan Officer.
Tip #5. Review your Credit Report with your Loan Officer. There may be simple things that you can do now to improve your credit score which will get you better mortgage rates.
Finally, keep in mind your Real Estate Agent and Loan Officer work together as a team to save you the most amount of money and provide the best experience possible. They are your guides and advisors. Be sure and call them with any questions or concerns you might have.
