Let's completely ignore the fact that you get a valuable asset at the end of a mortgage and look at the money you pay into the mortgage as rent.

I work with a lot of flight school students, some decide to buy town homes or garden homes, as most have pools and yard service included. Not a lot of free time during flight school. Then when they leave they either sell it or hang on to it as a rental investment.

Our market here is steady with the helicopter flight school and military families coming and going all year long. You can purchase a town home for what you would spend on a rental unit.
I live in the Fort Rucker area where you can easily get a decent apartment for $600 right now. Otherwise, you could get a house with a $150,000 mortgage at 5.5% for about $850 a month.
Right now, the advantage goes to the renter because they're paying in $250 less a month. But let's move down the road ten years.

In ten years, with inflation at 4%, that $600 monthly rent has gone up to $888 a month. At the same time, the mortgage hasn't changed a bit - you're still paying $850 a month for your home mortgage. At this point, the renter might argue that they're saving in other areas, like on property taxes and such, so we'll still say that the renter is ahead here. Let's roll ahead ten more years.
At the twenty year mark, with that inflation still at a steady 4%, that $600 monthly rent is now $1,315 a month, while that homeowner is still only paying $850 a month. It's pretty tough for the ol' renter to argue that the deal is better, but the delusion might still happen.
Let's jump ahead to the thirty year mark. The homeowner sends in his last mortgage payment and now has to pay $0 a month. The renter, on the other hand, has seen his rent go from $600 a month to $1,950 a month. Not only that, the renter will have to continue paying that rent in perpetuity - and it'll keep going up with inflation. The homeowner is done with that game.
This doesn't even include the asset value of the home. Even strictly ignoring the asset value of the home, the homeowner is in a better situation at the end than the renter is.

My name is Karina Morgan, I'm a Realtor. I love my job and do not mind going to work every day. I dont think of it as a grind. I actually enjoy helping my clients buy and sell real estate here in the wiregrass area. Our market is unique as we cater to a lot of military from Fort Rucker Alabama the home of the worlds Army Aviation Helicopter School.
I work with CENTURY 21 Regency Realty of Enterprise Alabama. We primarily cater to the Fort Rucker Real Estate area. I would say working in Enterprise Real Estate is a very exciting career for somebody who's open to change, and is a self-starter and likes working with people. I think it's an excellent job.
I have seen a lot of agents come and go in this business. Since the market slowed down more agents are looking for other sources of income or part time jobs to supplement the slow market. I believe the strong will survive. It also helps to have a devoted husband who is supportive and understands what it takes to be successful.
I can also manage my hours to be able to take care of my daughter when she is not in school. There tends to be some very long days and sometimes they're very stressful. There are days that nothing happens at all and sometimes you can't get everything done. Also there is a lot of paperwork. Paper cuts are a hazard in this line of work.
You determine how much you want to work, when you want to work, although you need to make yourself available to clients for showing or negotiations when they are able. Which means you may work evenings or weekends. You are in charge of managing your schedule.
Maybe the most challenging is the general perceptions, the misconceptions. People think that it's really easy to sell houses. All you have to do is go out and take somebody to see one house, or maybe 3 houses like the see on House Hunters, pick one, and make a whole bunch of money in your commission. What a concept. I love that show.
Most people think the agent gets the entire commission. When someone looks at that lump sum they say, "Oh my goodness. You make so much money." They don't realize it is split in many ways.
You need to learn to be able to work and play well with others. You will have to work with other agents and Brokers. You need them to sell your listings. You need their listings to be able to sell your clients. So it's very important that you be able to work with them, and negotiate contracts, to get the property sold.
It's a tuff business, but if you like people and you get the satisfaction of seeing someone actually buy their dream home and move into it, and you know you helped them get the best possible deal. It will makes you feel good and like you accomplished something When they call you back and say, Thanks, and they mean it.
