With home prices falling in many parts of the country, and with a large stock of unsold homes available in most areas, this could be a good time to buy a home. The Fort Rucker Real Estate area is a buyers market at this time. There are a lot of good buys out there. Homeownership can help you build wealth, reduce your taxes, and establish good credit. But there are potential downsides, including increased financial responsibilities, maintenance costs, and the possibility that the value of your home may decrease.

Working with Your Lender,
Your lender will take many things into consideration when determining if you qualify for a mortgage to buy a home. Below is a snapshot of some of the information your lender will need from you. If you have a good job, and good credit, pay your bills on time, dont have excessive debt to income ratio, you can qualify for a mortgage.

Your Finances

Your lender will want to know about your finances:

  • What is your current income?
  • Are you employed?
  • Do you have a history of steady employment?

The lender will use this and other information, as well as the interest rate you will have to pay on your mortgage, to determine your ability to qualify for a specific mortgage and pay that mortgage over the long-term. Interest Rates are at all time lows.

Down Payment

Your lender will ask how much you have available for a down payment. In general, the larger the down payment, the more likely the lender will qualify you for a mortgage. A large down payment provides instant equity in a home and is a good indicator of successful homeownership over the long term. The lender will also outline loan fees - the up-front costs of originating, processing, and closing the loan.VA loans are also available with no money down required.

Credit History

Your lender will review your credit history - how well you've paid your debts in the past - by reviewing your credit report. The lender will consider the amount of money you owe on credit cards, car payments, student loans, and other debt. The lender will also review your ability to pay property taxes, homeowners insurance, utilities, homeowners' association fees, and other maintenance and repair fees.

Price of Home

Your lender will review the price of the home and likely require an appraisal to determine whether to approve the mortgage. The lender will be looking to see if the sale price is comparable to similar homes in the neighborhood. Escrow Accounts

Your lender will talk to you about setting up an escrow account, which is a place to set aside a portion of your monthly payment to cover annual charges for homeowner's insurance and property taxes. Escrow accounts are a good idea because they assure money will always be available for these payments.

Army Retired Warrant Officer

An older, white haired man, ex-Army retired Warrant Officer, fixed and rotary winged pilot,

Walked into a jewelry store one Friday evening with a beautiful young gal at his side.

Pricing: Price it right the first time, don't price it to high hoping some fool will come along. There are a lot of over priced homes on the market don't let yours become one of them.

It is very important to price your property at a competitive market value right when you list it. The Fort Rucker Real Estate market is so competitive that even over-pricing by a few thousand dollars could mean that your house will not sell.

Here are reasons for pricing your property at the market value right from the start in order to net you the most amount of money in the shortest amount of time.

An overpriced home:

Minimizes offers, Lowers showings, Lowers agent response, and Limits financing, Limits qualified buyers, Nets less for the seller. Be realistic; Price it right the first time.

Most marketing is done when we decide on what price to list your home. If you are unwilling to list at current market value, you would be better off not putting it on the market at this time. Don't just list with the agent who agrees to list your home at the highest listing price.

Cleanliness :

Most people are turned off by even the smallest amount of dirt or odor when buying a home. Sellers lose thousands of dollars because they do not adequately clean. If your house is squeaky clean, you will be able to sell your home faster and net hundreds, if not thousands of dollars more.

If you are planning on moving, why not get rid of that old junk now so that your house will appear larger? Make more space. Odors must be eliminated especially if you have dogs, cats, or young children in diapers or if you are a smoker. You may not notice the smell, but the buyers do!

Most agents have a difficult time communicating to their sellers about odor. If it stinks it won't sell. If it smells bad it probably is going to require a discount. If you employ an agent to get the most amount of money for you, please don't take offense if he must confront you about odor problems.

Easy Access:

Top selling agents will not show your home if both the key and access are not readily available. They do not have time to run around town all day picking up and dropping off keys. They want to sell homes! The greatest way to show a house is to have a key available or a Lockbox.

When your home is being shown, please do the following:

Keep all lights on, Keep all drapes and shutters open, let the sunlight shine in. Keep all doors unlocked, so buyers can see what is behind closed doors. Leave soft music playing, Take a short walk with your children and pets, or make arrangements to not be around. Let the buyer be at ease and let the agents do their job.

Carpet & Paint

Paint is your best improvement investment for getting a greater return on your money. Paint makes the whole house smell clean and neat. If your house has chipped paint, exposed wood, or the paint looks faded, it is time to paint.

If your carpet is worn, dirty, outdated, or an unusual color, you may need to seriously consider replacing it. Many houses do not sell because of this problem. Don't think that buyers have more money than you have to replace carpet. They don't. They simply buy elsewhere where they do not have to fix and replace.

Front Yard / Curb Appeal

Your front yard immediately reflects the inside condition of your house to the buyer. People enjoy their yards. Make certain that the trees are trimmed so the house can be seen from the street. Have the grass mowed, trimmed and edged. Walkways should be swept. Clean away debris. Remove parked cars. Have an antique abandoned car in your yard, get rid of it. This all adds to curb appeal. If a buyer doesn't like the outside, he/she may not stop to see the inside.

Buy a Home with a Low Down Payment

Fort Rucker area home buyers. Military Home Buyers all have one thing in common. It's no surprise that so many Americans are looking for ways to buy a home with a low down payment. Most dont have a lot of money for a down payment unless they just sold a home where they were stationed last.

After all, with so many other costs associated with a home purchase -- like closing costs, furniture, moving expenses, etc. -- coming up with a large down payment isn't always an option. So the idea of buying a home with a low down payment can be very appealing to many buyers, especially first time home buyers.

Many people mistakenly believe that a down payment of at least 20 percent is required in all mortgage scenarios. This is the way things were for a long time. But these days, there are more flexible loan programs and terms available to home buyers. In fact, some mortgage lenders will extend loans to qualified buyers with a down payment as low as 5 percent of the purchase price.

Generally, a mortgage loan with a down payment of less than 20 percent is referred to as a low down payment mortgage loan. A 20 percent down mortgage is called a conventional mortgage loan.

But like all things in life (and in home buying), there are special conditions to buying a home with a low down payment. For instance, many mortgage lenders who grant loans with such a low down payment usually require that the loan be insured in some way. This insurance is aptly called mortgage insurance.

Mortgage Insurance for a Low Down Payment
Mortgage insurance is just what it sounds like -- insurance on a home mortgage loan. This type of insurance protects the lender financially in the event that a homeowner defaults (ceases to make payments) on the mortgage.

Mortgage lenders usually require mortgage insurance on loans with a down payment of 20 percent or less. In other words, some form of mortgage insurance is almost always required for a low down payment mortgage. The home buyer is usually required to pay the cost of this mortgage insurance.

Two Types of Mortgage Insurance - Government and Private
Let's recap what we have covered so far. We know that it's possible to buy a home with a low down payment, and that a 20 percent down payment is not always necessary. We also said that most lenders who offer mortgages with a low down payment (below 20 percent) will also require some form of mortgage insurance. Thus, buying a home with a low down payment almost always requires mortgage insurance.

With that straight, let's talk about the two types of mortgage insurance -- governmental and private.

Government Mortgage Insurance
Government-backed mortgages are usually insured by one of three federal organizations. These mortgages are either insured by (A) the Federal Housing Administration, or FHA; (B) the Department of Veterans Affairs, or VA; or (C) the Department of Agriculture's Rural Housing Service, or RHS.

Each of these agencies has its own criteria for the types of loans they will ensure. For example, the VA Home Loan program only applies to military veterans or their spouses, and RHS loans are usually reserved for people in rural areas.

The FHA requires a minimum down payment of 3 percent. They also limit the loan amount that they're willing to ensure based on geographic area.

So this is governmental path to buying a home with a low down payment. When you obtain a mortgage loan backed by one of the federal organizations listed above, you can make a down payment less than the traditional 20 percent.

Private Mortgage Insurance
In addition to the three governmental options above, there are also private companies willing to insure mortgage loans. This too can be a path to home buying with a lower down payment. Private mortgage insurance is aptly referred to as PMI. Private mortgage insurance is available to a much wider audience than the governmental options listed above. For instance, there are no restrictions regarding military service or rural residence.

Private mortgage insurance, or PMI, is available on a wide variety of low down payment home loans and there is no pre-determined limit on the loan amount (as there usually is with the government-backed mortgage loans).

Fort Rucker Flight School

I work with a lot of Fort Rucker Flight School Students, some decide to buy town homes or garden homes, as most have pools and yard service included. Not a lot of free time during flight school. Then when they leave they either sell it or hang on to it as a rental investment. We have a buyers market now in our area. You can buy a home, cheaper than renting. Real Estate is still a good investment here.

When we find the right home for you it still takes about approx 30 days to close.
Sometimes this can go a little bit faster if you are already pre qualified for your loan amount.
Some people come here a month early on leave and find the home do the paperwork and go on leave while they are waiting to close. Also the military can authorized a 10 day house hunting for your PCS move but you would have to get that approved from your present duty station. Need to ask for it on your DA 31 leave form before you PCS.

Now as to price ranges: You know what you will be able to spend, if not check, http://www.military.com/benefits/military-pay/basic-allowance-for-housing-rates you will be paid WO1 BAH after WOC school and you pin on W01, if you live on post this is what you are paying every month that you will not get anything back.
