Month of February 2012 –Only 13 units were sold compared to 25 one year ago, a 48% short fall. Average and median prices were surprisingly strong given the low volume with a 6.8% and 10% increase respectfully. Sales of high-end homes continues to be sluggish with the top sale only $265,900 down 9.4% for prior year. This is the second month in a row where volume of sales has been significantly down vs. 2011, but not all may be lost, see pending sales note below.

Year To Date February 2012 – As last month, Feb. volume of sales was disappointing, combining for just 28 units closed vs. 41 a year ago, a 32% decrease. Pricing is also soft with average and median prices down 8.7% and 9.8% respectively. High-end homes show the most weakness, down 26% compared to last year at this time. Pending Sales-there are 45 pending sales on the books for Sun City Texas, which is more than enough to erase the current YTD short fall of 13 and match last year’s March sales of just 17. I never like to count the chickens too early, but this poor start to 2012 may be an anomaly. Time will tell.

Why Does Everyone Assume The Initial Offer Is Just The Beginning?

Here in Sun City Texas, our market is active and there are lots of buyer and sellers in the market this time of year. I’m not sure when it happened, but it seems to me that everyone negotiating these days just assumes the opening offer isn’t the best offer. Buyers, sellers, listing agents, and buyer agents all behave as if there is more where that came from, or it is just a place to begin the discussions. I recently received an offer that didn’t even have checks with it (see “The offer doesn’t have any checks”). As I reflect on it, the buyer agent was in essence saying the opening offer was so unimportant we didn’t bother sending checks until we got to the real number. This came through loud & clear to the seller, so they felt comfortable countering without too much concern they were rejecting the buyers respectable first offer.sun city texas

This school of thought is prevalent today, but by no means the only way to conduct negotiations. Just as sellers need to price their home very close to the true market value, buyers should consider making offers that are close to, or at their very best offer. Crazy, well consider this. When a seller receives an offer, they can accept without changes, reject entirely, reject with a counter, or ignore. In my experience, sellers aren’t clear that a counteroffer is a rejection of the first offer and this is a mistake. It takes a lot of courage to turn down a strong offer, especially in this market. If the buyer buyer’s offer is too low, its easy to turn down. However, if a buyer’s offer is strong, and close enough for the seller to consider, the seller may just accept it and be done with it.

This is not just theory. I have coached buyer for years to make a little stronger offer in the beginning and give themselves a chance for the seller to say yes.

We are in the middle of a transaction for one of the homes I am marketing and everything is going smoothly. It’s a cash transaction and we expect to close in 30 days or less. So what’s the problem, you ask? Sun City TexasThe offer didn’t come with any checks attached to it, not even photocopies. I found that rather odd. Valuable consideration is a requirement for the transaction to have meaning. The other agent is no novice and I would say pretty good at what she does, but no checks? We have all bargained in good faith, but neither party has a deal until the checks arrive.
