Month of February 2012 –Only 13 units were sold compared to 25 one year ago, a 48% short fall. Average and median prices were surprisingly strong given the low volume with a 6.8% and 10% increase respectfully. Sales of high-end homes continues to be sluggish with the top sale only $265,900 down 9.4% for prior year. This is the second month in a row where volume of sales has been significantly down vs. 2011, but not all may be lost, see pending sales note below.
Year To Date February 2012 – As last month, Feb. volume of sales was disappointing, combining for just 28 units closed vs. 41 a year ago, a 32% decrease. Pricing is also soft with average and median prices down 8.7% and 9.8% respectively. High-end homes show the most weakness, down 26% compared to last year at this time. Pending Sales-there are 45 pending sales on the books for Sun City Texas, which is more than enough to erase the current YTD short fall of 13 and match last year’s March sales of just 17. I never like to count the chickens too early, but this poor start to 2012 may be an anomaly. Time will tell.

The offer didn’t come with any checks attached to it, not even photocopies. I found that rather odd. Valuable consideration is a requirement for the transaction to have meaning. The other agent is no novice and I would say pretty good at what she does, but no checks? We have all bargained in good faith, but neither party has a deal until the checks arrive.
Once they arrive, I’ll feel better about things and the world won’t spin off its axis.
