It's about time! I've banked at Volunteer State Bank in Hendersonville for many years...but many times it's a chore getting into and out of the parking lot at the corner of Gallatin Road and Walton Ferry Road. Their new bank is under construction at the corner of Gallatin Rod and Maple Drive, which will be much more convenient for their customers.
Volunteer State Bank has a strong presence with offices throughout Sumner County...in Hendersonville, Gallatin, White House, Portland and Orlinda. I congratulate them on their decision to build a new building in Hendersonville.

Let's applaud the Gallatin Police Department for their continuing efforts to make Gallatin Real Estate a safer place to live.
No, we didn't like those traffic cameras that Gallatin officials placed at interesections around town. But, it's reported that traffic accidents are down a whopping 40% at those intersections. And the cameras are considered one of the reasons for this accident reduction. Actually, traffic accidents are down 25% in Gallatin as a whole.
This traffic-light camera program is violator-driven and paid for by the fines imposed on the violator. However, the fine of $50 is less than the $105 they would have paid if pulled over by an officer. Currently, these cameras are installed at the intersections of: Maple & Nashville Pike; Belvedere & Nashville Pike; Big Station Camp Blvd. & Nashville Pike and Airport Road & State Highway 109.
The Gallatin Police Department has placed first in the state for overall traffic enforcement in a category of agencies with 51-100 officers.

Hendersonville Tennessee Real Estate has received a great addition with the relocation of the Tennessee State Soccer Association (TSSA) to our community. This move will bring tournaments, money and soccer families...which means a great increase in our local economy.
The TSSA plans to hold at least two state tournaments every year in addition to events from their Olympic Training Program, which will draw elite players from across the state.
There will be about 60 teams and their families in Hendersonville this fall for a Division II state tournament.
The TSSA is vying for Hendersonville to host the 2010 Presiden't Cup, a regional tournament that would bring teams from eleven states to compete. There would be 122 younger and second-tier teams...most of which would be from out of the area and consequently need lodging and food.
Hendersonville will also be the site for the Tennessee United event next month. The last time this tournament, the Adidas Cup of Champions, was played in April, hotels and motels throughout the county filled to capacity.
So, needless to say...this relocation to Hendersonville Real Estate is a welcome one.

Hendersonville TN Real Estate will soon have the advantage of a money-saving Express Bus Service commute to work every day. There will be two buses running from the Wal-Mart parking lot on Belvedere Drive in Gallatin and stop at the Kohl's parking lot in Glenbrook Center located just off New Shackle Island Road in Hendersonville. From there, it will travel to Nashville...making 4 stops to give riders several destination choices. The cost will be $3.50 each way...with travel passes offering discounted rates.
The RTA also runs 160 vans...giving people more travel choices. The vans offer more flexibility in pick-up locations and cost an average of $50 per month.
This service will certainly make living in Hendersonville TN Real Estate more affordable for people working in the Metro Nashville area.
Nashville Real Estate is doing very well during the current mortgage crisis. The Nashville area 2nd quarter home price change is -1.4% compared to -9.9%, which is the United States National average. These figures may be due to the fact that home prices in Nashville Tennessee didn’t see the rapid acceleration of single family home prices that occurred in other parts of the country.
Personally, I have experienced a sharp increase in the number of cash buyers this year. Many people are taking retirement money…or selling their current home and using the equity to pay cash for a smaller home. I have not experienced many problems with buyers obtaining mortgages. As long as people actually qualify for a home…the financing is there.
In Williamson County, which is one of the richest counties in the country, homes sold at 97.6% of their average sale price of $ 432,863 for the 2nd quarter of this year…compared to 98.2% (with an average sales price of $ 467,756) for the same period of 2007. These figures indicate a 7% decrease in sale prices.
In Sumner County, homes sold at 97.3% of their average list price of $220,170 for the 2nd quarter of 2008…compared to 98.2% of an average list price of $222,330 for 2007. As you can see, the homes in this area had a very small decrease in price.
In Nashville’s area 2, which includes the high-end areas of Belle Meade and Green Hills, homes sold at 96% of their average sale price of $450,127 for the 2nd quarter of 2008…while the same period of 2007 reports homes selling at 96.7% of their average list price of $ 485,207. This area is experiencing the same 7% decrease in home sale prices as Williamson County.
