The traditional Music Under The Stars concerts are underway in North Haven this season and rumor around town is that the fun festivities may not be the same under the new town administration. For as long as I can remember it has been acceptable to pack a few beers for a relaxing night of music on the Town Green.
When I noticed the show tonight featured "Big Shot" a Billy Joel tribute band I asked my wife if she 
wanted to go. Since I'm not always in tune with the latest trends she informed me that word on the street is anyone on town property with alcoholic beverages will be fined. Not sure if she was trying to give me a nudge for Tee'd Off Tuesday but it sort of worked. Although I'm not officially annoyed about the rumor I would be pissed if I get a ticket.
After searching the town web site I did find an ordinance that indeed prohibits the consumption of "alcoholic liquor" on town property and began my investigation into the Grey Area. Of course the bureaucrats that earn their living sucking tax dollars out of our pocket never make anything easy to understand.
My first thought was liquor is a distilled process so maybe beer & wine are except from the ordinance since they are fermented beverages and are commonly allowed where "Hard Liquor" is not. Well the town cronies included language to define alcoholic liquor as described in Section 30-1 of the Connecticut General Statutes which after a little more investigation I discovered includes all liquid and solids with an alcohol content of more than 1/2 of 1% by volume.
My next task was to find out how much alcohol is in my beer of choice, Heineken contains 5.4% alcohol when measured by volume so it looks like the law clearly spelled out in black & white. The only shade of grey left is whether the first selectman issued her blessing allowing the town folks to carry on as they have in prior years.

Today the blue skies of New Haven were exceptionally clear as I viewed Harkness Tower from my ceremonial seat during the 307th Commencent at Yale University. The sun was hot but a cool breeze refreshingly swept through the Old Campus Courtyard most of the morning.
Among the highlights of the outdoor ceremony was a most notable face in the crowd.
The Magical Mystery Tour of life brought none other then Sir Paul McCartney to the Yale Commons to receive an Honorary Doctor of Music Degree.
The best things in life may be free but a certain satisfaction comes from hard work and reaching a challenging goal. The real acheviement of the day came inside the walls of Woolsey Hall when our daughter in law, Nadya Maria Morales-Cummings, received her "earned" Doctor of Philosophy.
A total of 36 single family homes closed in my territory during the month of January this year with the combined dollar volume being just under 21 million dollars for all transactions. The number of homes sold was down substantially from the 61 properties the closed in January of last year.
One noticeable trend that continues is the sales tend to be at the lower or higher end. Affordable entry level homes accounted for nearly half the homes sold while half the money was spent purchasing the five most expensive properties. The upper end homes priced between $650,000 - 1.45 million saw no sales.

After hearing all the media hype during the past year concerning home sales consumers must be confused. One day you read how terrible the market is and a week later you may notice an article stating home prices have rising. The truth is Real Estate is local and data covering a broad geographic area can be misleading.
On the first day of the new year I gathered my facts based on sales recorded in our Multiply Listing Service and posted the results for my 5 primary towns. Many towns saw a decrease in sales price and volume but in Branford the median price was slightly higher although the total number of single-family homes sold was lower.

Welcome to my personal profile page. This site offers an interactive opportunity to learn more about the Connecticut Shoreline Real Estate market and me. My blog postings offer a variety of subjects from personal interests to real estate tips.
As you can see by the photo's my latest endeavor includes running. This started in the fall of 2005 as casual dinner conversation with friends and evolved into a year round hobby. In 2007 my goal was to finish a Half Marathon so in June I ran the Fairfield Half. As 2008 started my goal was undefined but one of the first pieces of mail I received was from the Leukemia & Lymphoma Society inviting me to learn more about their Team in Training. At the information session I joined their team as a fundraiser and runner completing the 26.2 mile Rock-n-Roll Marathon in June. 2009 started with my third marathon in Miami and I am continuing my work with TNT as a mentor and will push myself to the next level in January 2010 at Disney's Goofy Challenge. That event involves running a Half Marathon on Saturday morning then getting up Sunday morning to complete a Full for total of 39.3 miles.
Professionally my career included 25 years in an Engineering & Manufacturing environment before joining my wife in Real Estate. We now work as the CummingsTeam of William Raveis Real Estate. With us you receive a blended perspective of life in New Haven County.
My Half Marathon training coupled with being a lifelong resident of the Greater New Haven area gives me the stamina to cover a wide range of towns. Primarily I concentrate on the shoreline towns of Branford, Guilford and Madison plus North Branford and North Haven.
The five towns noted about provide a demographic that will meet the need of most clients. If someone prefers a less suburban setting I am very familiar with the cities of New Haven, East Haven & West Haven to help find the right home.
