In this blog I will explain situations that could have easily been avoided if the right Carpet Cleaners had been used, and later I will tell you the one that I have had the most success with.

I am a Realtor in Clarksville TN, and it is often left up to realtors to make arrangements to have work done on houses that are sold or will be sold. Here are some issues that have come up when using the wrong Carpet Cleaners:

  • Carpets staying wet for too long which eventually lead to an odor.
  • Carpet stains not coming out which may lead to carpets being replaced.
  • Using harmful chemicals to remove stains that may hurt pets and small children.
  • Not treating pet stains with the proper product to remove odors which in time can cause that odor to magnify after the Carpet Cleaners have cleaned and been paid.

Here are some ways to avoid this from happening:

  • Look for the most qualified. IICRC is where Carpet Cleaners get certified. If not certified, don’t use.
  • Check for reviews on Google.com for companies that have good reviews. The better the reviews the better the cleaners.
  • You get what you pay for, so the cheapest is never the best choice. Avoid coupons that say entire house carpet cleaning $88.00.

Finally, from my experience the company I use every time if I have a choice is:

All American Professional Carpet Cleaning

And here’s why:

  • The owner is a “Master Textile Cleaner” and the only one in the area to my knowledge. That’s big. It takes several years of training and certifications to have that designation.
  • Although the company is not the cheapest, I never have to call them to come back and reclean, however I have had All American reclean a house that another Carpet Cleaners in Clarksville TN had cleaned badly
  • They guarantee their work.

True story: I had a client that was an investor. I looked at his home before listing it for sale. The house had been a rental property for the past few years. As I walked up to the front door, I could smell a pet odor. Once I opened the door the smell was intense and the carpets were stained and looked like they needed to be replaced. Before we made the decision to replace the carpets, I suggested calling All American to get their opinion. After All American looked at the carpets, they told me they could be cleaned. I was skeptical but after they cleaned the carpets and treated the smell the carpets looked almost new. Saved my seller close to $2,000.00.

With my job, I don’t have time to have carpets cleaned twice. So, for the past few years I have used All American Professional Carpet Cleaning.

Homes For Sale Clarksville TN can be hard to find. Even with today’s internet search engines you may not find all the listings available to you. Search engines like Google, Yahoo, Msn as well as top Real Estate sites such as Realtor.com, Trulia.com, Zillow.com, ect, don’t supply All the listings available for sale.

 

I can tell you from a Realtors point of view, it is not so easy to get your listings into those search engine and real estate sites. Homes For Sale should be easy to find but instead it can be very frustrating, and even if you do get your listings on these sites they are very limited on key information, such as how long that listing has been for sale.

 

The best thing to do when looking for a Homes For Sale is to follow these steps for the greatest success.

 

  • First, If you live in the area, find a Realtor to help you. If you don’t know any realtors, ask a friend or relative for a reference. If not from Clarksville TN and coming soon, look up “Realtors Clarksville TN” in Google. However, Don’t go with the first one you see. Go with the one that has great reviews from previous clients.

  • Third, Describe what you are looking for in detail to the realtor. Don’t be afraid to look at listings that they themselves have listed, however don’t just look at their listings either. Something else to note is part-time realtors are usually new in selling real estate, which could mean less experience. A full time realtor is your best bet.
  • Some realtors are still new to the area, which could mean less knowledge about the current market conditions.

Liberty Park Clarksville TN




Clarksville is full of new Subdivisions popping up everyday. Recently one of those subdivisions was named Liberty Park. Less than 10 minutes from downtown Clarksville makes it easy to get to Austin Peay or APSU, Public Library and of course City Hall and The Court House.




Things you get in this Liberty Park subdivision in Clarksville TN that you don't normally see in other new subdivisions:

  • Larger Lots - in comparison to other subdivisions in the area some lots are as much as 50% larger.
  • All New Appliances - Most builders supply Dishwasher, Microwave and Stove and you are very limited on choices but in Liberty Park you will get a refrigerator as well.
  • Under ground utilities - about 50% of the subdivision built in now have underground utilities while other still use utility poles for electricity.
  • No back neighboors - with the exception of a few lot, most lots have no back neighboors.
  • Trees - May sound funny but Liberty park has TREES!

Although This new Subdivision has a few builders building in there, the main builder is C. Blackwell Construction INC which I have had the pleasure of working with over the past year. I must say I am impressed by how the home owners of the houses he builds like him. They can't say enough about how much of a good guy and builder he is, Which is not always the case with builders from my experience. You have your good ones that last and your not so good ones that eventually fade out.
