Description:
Free outdoor benefit concert: Four bands, all of whom are based in the Bethel/Danbury area, will be hosting a benefit concert at Danbury's City Center from 1:00 p.m. to 6:00 p.m on Sunday, July 20, 2008. The concert will benefit Danbury's Regional Child Advocacy Center, a private, non-profit, child abuse prevention agency. Donations are tax deductible The bands are Black Velvet, Slight Return, Relic, and TaleSpin. Each band is a proven crowd pleaser and has played local and regional venues. Music is primarily classic and progressive rock, both covers and originals.


Cost: free - but please donat to the charity!

So, what do you think? Is this is no longer the doldrums, but the calm before an economical Tsunami?

New Milford a Leader In Sad State Category

From the above linked article above:

"...Gary Passineau, a realtor with the New Milford office of William Raveis Real Estate and Home Services, ..."With the glut of foreclosures on the market, the banks have not been able to deal with the situation,"

Mr. Passineau said. "I jokingly tell people that if all the bank properties came back on the market and reasonable offers were accepted, the real estate crisis would be over. I say that because there is so much inventory that the banks are holding."

The Catch 22 to Mr. Passineu's observation:

Sellers (including banks) can ask any price for their property, but Buyers set the price of a property when it closes.

A reasonable price may be much lower to a Buyer, and if accepted by a Seller or Bank will drive down the prices of all comparable properties, foreclosures or not. Foreclosures will sell faster, but home values would continue to drop, and probably at a much faster rate.

If the value of properties started to drop (at a faster rate), then those people who are just getting by, and have mortgage payments they can barely afford may decide to "walk away" because the properties are worth much less. This would create even more foreclosures!

Not to mention "taxes" ... Will towns go back and re-assess???

This information is gathered by the Warren Group, the publishers of the "Commercial Record" trade paper. The updated information is sent to the (CMLS)Greater Fairfield MLS once the information is certified by the state.

The tax database also includes sales transactions, warrantee deeds, quiet titles, etc. The sales database is updated every six weeks depending on the timeliness of the municipality.

Also, the Connecticut Statewide MLS integrated the tax data from all Connecticut towns from The Warren Group."

We deal with the facts about the housing market, and not add to the confusion with spin causing mis-perception.

Professionals who dispute the numbers from The Warren Group,also need to admit that many Connecticut Real Estate Professionals rely on The Warren Group information everyday for facts and figures.

A couple of examples:

Lake beach with public grills and a picnic area. Admission: $18 per person weekdays, $15 per person weekends

It is FREE to walk around the lake on the trails, and picnic.

This is a paradise for dog walkers. Last night, I took my foster dog, Maybelline, for a stroll. We did a meet and greet as we went. Dog people are very friendly, and most of the dogs are too!

Dogs must be leashed within 100 feet of the parking lot.

Maybelline is very well trained and never leaves my side.

In fact, she would prefer I did all the walking, and she was carried.

Word of caution: the trails are full of tangled half-exposed roots, it is easy to trip.

The babbling brooks are so peaceful. The perfect way to de-stress the day.

This is one of the destinations we head to after a movie. What can I say, I shamelessly love this place, and I guess I am not the only one. Taco Loco, located at 3170 Fairfield Avenue, Bridgeport has delicious food and great service. It is a good time! Check it out!
