Tips for sellers: How to get buyers to notice your home (continued)

Here are some more simple ways to make your house look its best for showings without spending much money. If you missed last week's blog, check it out to see how to add curb appeal to your house for sale.

1. A Nice Entryway
Impress buyers right off the bat with a beautiful entrance. Think about things such as adding a fresh coat of paint to the front door. Door handles are also a first impression. When we went through our house before we bought it the first thing I noticed was the chipped and weathered door handle on the front door. It didn't stop us from buying the house but I could see how many potential buyers could see a door handle in poor repair as a bad first impression. And, of course, the day we bought the house was the day that door handle was replaced.

If you have a nice entryway make sure the space is used appropriately. A simple bench and/or a coat rack or coat hooks is very fitting. And if you don't have an entrance at all consider "creating" one. This can be done by cleverly placing furniture, such as a console table, to create more of an entryway.

Update those Fixtures:
In a way fixtures are like the jewelry of a house. Most people probably won't inspect the hardware or doorknobs, lights or faucets but they do subconsciously notice it. It might be the one thing that sets apart one house in the buyers mind from another but they may not be able to pinpoint it exactly. Consider updating a fixture that may be out of place or not matching the rest. For example, in our house there was a cheap gold light fixture above the kitchen but a nice updated fan in the living room that you could see from the kitchen. For less than $100 we were able to replace the kitchen fixture to match the other updated fixture and it looked so much nicer.

Tips For Sellers: How to get buyers to notice your home

Over the next two weeks I will be sharing some ideas for sellers for how to make your house more appealing to buyers. These are simple but effective tips. Lets start with the basics-

Create some curb appeal!
Many home searches are now done on websites (i.e. like mine: www.ryanvaught.com). Buyers like to be able to search for a home in the privacy of their own space and make a list of houses they wish to view. There is an upside and a downside to this-they are the same! You only get one chance to make a solid impression with the photos you choose to have posted of your house. The front of the house is the first thing that buyers see and they may not even bother "cliciking" on the listing if they are not pleased with your houses curb appeal. Follow these simple tips to get your house ready for its important picture day (or vitrual tour)- and make sure you know when your realtor plans on taking the pictures of your house so you can be prepared.

5 Simple Steps to creating curb appeal:

Consider the paint job:
Is it looking a little worn? Painting a while house can be expensive but consider key features you may want to consider having painted in order to spruce up your house. I.e. possibly painting the trim, the front door and/or the mailbox.

How are your digits looking?
Yes, I am referring to your address number on the front of your house. Is it really outdated or worn looking? This is a very cheap fix but can really help update your house.

Is the grass greener on the other side?
How does your yard look, specifically the front yard? Is the grass green? If not-make the cheap investment in some fertilizer and a hand held spreader and get going on making the grass pop! Also, make sure the yard is well groomed; grass is trimmed and edged and plants and flowers are pruned. One last note-if you have bark in your front yard consider re-barking your yard to make your yard look extra groomed.

Accessorize but don't go overboard:
Have a front porch but no furniture on it? Consider spending a little money to purchase a nice outdoor bench or something simple that fits the space. Buy a nice simple door mat that is welcoming. If it's Christmas time consider hanging a nice but simple wreath on the front door that possibly matches your door or compliments it.

Is the house the first thing you see or the cars?
Make sure to not have any cars in the driveway for pictures. Better yet, make sure to not have any cars in the driveway the entire time your house is for sale (if it's possible to park somewhere else). This will ensure that the house is the first thing buyers notice rather than the cars.

Finally! We've made it to the #1 home buyers mistake that can cost you:Waiting for the market to improve or not buying at all.

No one can can read the future and knows exactly where the market is going, so trying to time your home purchase with the bottom of the market is probably not the best idea. If you're financially (#1) ready and have compelling reasons for owning a home (i.e. it would save money in the long run because you are paying more for rent, you need more space with your growing family etc.) then it's probably a good time to buy. Just think: all the time you spend procrastinating on purchasing a home, you could be building equity, getting tax deductions and enjoying the many other benefits of home ownership!

Just remember-when you are signing a home loan for 30 years, for example, that means that you are saying you will be able to make the payments for the next 30 years. So consider things such as; what would you do if you need to sell in the next 30 years and the price of your home has gone down from when you bought it (would you be able to rent it out, could you sell it at a loss, etc)? Make sure you are making the right decision for you that is financially smart and responsible.

Having a back-out plan is a must for smart home buying. If the home has an irresolvable flaw, it doesn't appraise for the purchase price, or your lender refuses to fund your loan, having contingencies on your contract gives you the right to cancel the transaction. Think about it this way: would you spend $100 in a store that doesn't have a 30-day return policy? If your answer is no, you wouldn't want to put hundreds of thousands of dollars on the line without the right to bail.

This is why it is important to have a real estate agent working for you that understandings all of the ins and outs of real estate. Make sure that you have contingencies on your offer. Some typical contingencies are: that the home inspections comes out smoothly, a contingency that your house will sell in order for you to buy the house you are putting an offer on and that your loan will be approved.
