Good Morning from Ocean City.

It is a beautiful day here at the beach, but cold! We had our first frost of the year last evening with temps getting down in the 30's. Today's forecast is for mostly sunny skis and getting up to 63 degrees, with winds out of the NNW at 5-10 MPH.

The greater Ocean City area is fast becoming a year round living destination for retirees as well as young families. Gone are the days of opening up grandma's beach cottage on Memorial Day and boarding it up on Labor Day! One of the most popular year round communities is Ocean Pines, a residential neighborhood made up of some 15,000 year round residents and an additional 7,500 beach goers in the summer months. Ocean Pines offers 4 outdoor pools, 1 indoor pool, a championship Golf course, yacht club, and restaurant. Additionally Ocean Pines has its own parks department featuring 9 recreational parks.

Families with young and school age can choose from a number of different activities such as swim lessons, or the "Hammerheads Swim Team," Summer Camp, or one of the various youth soccer programs. Our oldest child Tanner is in his second season with the "Happy Feet Soccer Program." Happy feet is geared towards 2 and 3 year olds with the intent of learning the fundamental skills in soccer.

Talk about a great program! The team practices every Wednesday for 6 weeks in the spring and the fall. There are 2 coaches and about 20 kids. Everything from stretching to kicking, passing, throw ins, and teamwork is covered. Each child gets a happy feet t-shirt, the opportunity for Team and Individual Photos, and a Trophy at the end of the 6 weeks. It is a great program and great community activity.

We are in the mist of our "second Season" hear at the beach and the market seems to be heating up! Buyer activity has increased and inventory has continued to decrease. We presently have 1,550 condos for sale in Ocean City which is a 9.5% decrease compared to 2007. There are 878 active single family homes for sale in the county which is 1% less than 2007.

As prices have adjusted downward over the last year, more and more buyers have taken advantage of the extremely hot "buyers market!" This is most evident in the entry level price ranges. The $150,000-$200,000 market was up an astonishing 275% for August 2008 over that of August 2007.

I am not sure if there as ever been a time in modern history that has offered as much opportunity as the resort real estate market does right now! My true investors are back and buying after a three year hiatus. We are also seeing signs of a shift in money from the stock market into real estate. Remember buy low and sell high!

We really have something for everyone! Beach condos, start at $120,000 and go up to 3.8 million. Ocean Pines offers single family homes starting at $160,000.
