Weekly Review for Bellingham Real Estate | Jan 13th - 19th 2008
Only 15 homes came on the market this week in Bellingham. The average priced home was $532,812. However, this figure was a bit skewed due to one home being listed at $2,600,000. If we look at the median price of homes listed this week we get $305,000. $305,000 is very close to the 2007 year end median price of $315,000.
The really good news for sellers is that 18 homes pended this week. It is very nice to see more homes sold than listed this week. There are currently 477 homes on the market in Bellingham. The median listing price for these homes is $374,950, while the average listing price is $475,000. The median listing price of home pending this week was $310,000, while the average was $370,000. The average days on market for homes coming off the market this week was 88.
New Listing Highlights for the Week
The previously mentioned home on Lakeview came on the market for $2,600,000. This home is HUGE at 6,425sq.ft with a 3 car detached garage and striking views of Lake Whatcom.
There were a couple of entry level homes that came on the market in the Columbia Neighborhood & Sunnyland Neighborhood this week. Both homes have 2 Bedrooms, 1 Bathroom and are just under 1,000 sq.ft. These homes came on the market at $265,000 & $269,000.
The new construction inventory was very low this week, as we would expect for this time of year. Tercel Corp did list a couple of spec homes on Kramer Ln off Bakerview.

Lakeridge Estates Neighborhood in Ferndale, WA
Lakeridge Estates is one of the newer neighborhoods in Ferndale, Washington with most of the homes being built in the late 90’s and early 2000’s. This neighborhood of about 50 homes maintains a set of CCR’s to protect the intergrity and values of all the properties located within. Located just north of Bellingham off the I-5, Lakeridge Estates offers easy access to all of Whatcom County and B.C. Canada.
One of Lakeridge Estates’ most popular features is Nubgaard Lake. Homeowners of Lakeridge Estates are permitted to enjoy the walking trails around this small lake. Some of the homes in this neighborhood also have views of the agriculture and Bellingham Bay off in the distance.
Over the course of 2007, 2 homes sold in the Lakeridge Estates Neighborhood sold. The average price per square foot of homes sold in this neighborhood for 2007 was $149. Currently, there are 5 homes for sale in the Lakeridge Estates Neighborhood.

The Pacificview Neighborhood in Bellingham, WA
Pacificview is a well established neighborhood in the City of Bellingham. Located at the top of Puget Hill, Pacificview sits at an elevation of 500’. This neighborhood offers very wide streets with sideways on both sides. The average lot size in Pacificview is nearly double the average lot size of 7,500 sq.ft. in Bellingham. Most of the homes in the Pacificview Neighborhood were built in the early 90’s. The Pacificview Neighborhood is well known for amazing Bellingham city and Bellingham bay views. This neighborhood also offers a lot green space as well as pre-designed walking trails.
One important detail to pay attention to when purchasing a home in this neighborhood is the siding material of the homes. Nearly every home in Pacificview was originally sided in LP siding, which is a material known for failing. A lot of the homes have been resided, but this is something to pay attention to while home hunting.
Homes do not sell very often in Pacificview. With just over 100 homes in this Bellingham neighborhood, only 2 homes sold in 2007. Both homes were comparable in size and price. The average price of the 2 homes was $478,000. Currently, there is only one home on the market in the Pacificview Neighborhood.

The South Hills Neighborhood in Bellingham, WA
Located near Lake Padden, the South Hills neighborhood is great location in Bellingham. This neighborhood was originally developed in the late 1990’s with most of the homes being built in the early 2000’s. The South Hills neighborhood is often confused with the South Hill neighborhood because of the name. To clarify, the South Hill neighborhood is located between Fairhaven and Bellingham and features older homes with views of Bellingham Bay.
The South Hills neighborhood features contemporary Northwest style homes. In 2007, only 3 homes sold in the South Hills neighborhood. The average price of homes sold in 2007 was $440,000. When Representing our Buyers
In 1997 the State of Washington changed the long standing laws on the books to make it possible for Buyers of real property to have full representation in purchasing real estate. Believe it or not, until 1997 the Listing Agent and the Buyer's Agent represented the Seller regardless as to whether a Buyer had designated an agent to assist them in their purchase. Why Washington State waited so long to address the need of Buyers to have full representation will likely never be clear.
Entering into a Buyer's Agency Agreement establishes from the beginning that as your Buyer's Agents we will provide you with as much detailed information as possible on the properties you are interested in seeing. This includes listed and unlisted properties. The information we provide will be based upon fact and upon our extensive knowledge of the area and property type. As your Buyer's Agents, we have no obligation to any one Seller to promote the sale of their property.
A typical purchase and sale is 12 pages long and it is not unusual for it to be up to 16 pages long. This is before the contingency addendums, notices, responses to notices and disclosures are added as the purchase progresses toward closing. Through years of experience, we understand the ever changing contracts and are alert to what may be presented to you by a Seller or Listing Agent that is in your best interest and more importantly what isn't.
Our fees are almost without exception paid in full by the Seller at closing. Statistically most properties are offered for sale through a Listing Agent where the Seller has agreed to pay a Buyer's Agent commission.
Most For Sale By Owners are not experienced in selling real estate and have no expertise in putting together a successful sale that is in full compliance with Washington State Law. Non-disclosure, followed by fraud, are the biggest problems. Ignorance of the Law of Washington State is no excuse and could easily land the Buyer and Seller in court months or years after the date of closing. Many FSBO's offer Buyer's Agent commission and to date we have been very successful in getting our fee paid by the seller at closing.
Upon retaining our Exclusive Buyer's Agency Services, it becomes our duty to the following:
- Be loyal and take no action that is adverse or detrimental to you.
- Disclose conflicts of interests, if any.
- Advise you to seek expert advice on matters beyond our expertise.
- Not disclose confidential information about you.
- Make a good faith and continuous effort to find you a property.
Remember, Listing Agents are obligated to represent the Seller, not you as a Buyer. We will commit to exclusively representing you in your purchase if you will commit to us as your Buyer's Agents.

First and foremost, staying in touch with our clients is one of the keys to keeping successful relationship in real estate. Because we are highly educated within our areas of expertise, we constantly update our clients on current market trends. Not only do we keep our sellers updated with the showings of their property, we also keep them informed on what else is on the market and what is pending or sold. We do not force our sellers into long term listing agreements because we keep good relationships. If for some reason one of our clients is unhappy, we work out the problem or we agree to terminate our relationship. Skagit County
Skagit County is located north of Snohomish County and South of Whatcom County. Mount Vernon, Burlington and Anacortes are the largest cities located within the borders of Skagit County. Skagit County stretches from the base of the Cascade Mountain range down the Skagit River to the tips of the San Juan Islands. Skagit County is lush with agricultural fields and the legendary tulip festival. The upper Skagit River, near Concrete and east, is an extremely popular place for salmon fishing. Elk are also prominent creatures of the upper Skagit River. The elk herds migrate back and forth from the surround hills to the rivers edge. Hurn Field in Concrete is a popular resting place for the Elk.
Whatcom County
Whatcom County is located north of Skagit County and south of the Canadian border. The largest cities in Whatcom County are Bellingham, Lynden and Ferndale. Whatcom County stretches from the base of the Cascade Mountains featuring the famous Mt Baker ski area to the coastline between Blaine & Bellingham.
