So... you have decided to sell your home. Now you want to know what steps should I take to make the process as smooth as possible. As one of the top producing Realtors in the community many people ask me for advice on what they should do when they planning to sell.
I thought I would take a couple moments to write down my 6 steps that everyone should take when selling their home.
#1 GET PRE-APPROVED! What still amazes me is the number of people that plan to sell their home to buy that "dream home" and have no idea if they can qualify for the loan or if they can afford the monthly payment.
#2 CHECK YOUR PAYOFF.Call your lender and request to get your 30 Day Payoff. This will tell you the amount that you will need to payoff if you sell your home within the next 30 days.
#3 FIND YOUR HOMES VALUE.Appraisals and Tax Assessment Value are good ways to get an idea of what your home is worth. But, to get the true Market Value of your home, you need a Comparative Market Analysis (CMA) on your home. This is when a Realtor will compile comparable homes that are currently for sale, pending sell, or recently sold. This is the best way to determine your true market value.
#4 DETERMINE YOUR COSTS TO SELL.Real estate commissions, attorney fees, excise tax, title and escrow costs, pre-payment penalties, are all costs that you may need to pay when selling your home.
#5 DETERMINE YOUR COST TO BUY.Down payment, loan costs, moving expenses, title and escrow fees, hazard insurance policies, are all cost that you may be required to pay when buying a home.
#6 CALCULATE YOUR NET PROCEEDS.This is the amount of money that you will make after you payoff all the expenses that are involved with selling your home.
After completing these 6 steps you are ready to sell your home! Now it's time to make sure that home is ready to show... But thats a whole new topic!
