Property values in Munroe Falls are more volatile than nearby communities since it is a much smaller community and a single home sale can change the averages significantly. The price fluctuated more during the years based on the mix of homes being sold versus the overall market conditions. The average sales price for 2007 was $171,820 and has been above $150,000 since 2000. The average sales price peaked in 2005 at $173,870. It then increased to $171,989 in 2003, and dropped to $167,239 in 2004. It dropped to $155,333 in 2005, and jumped back to $171,820 in 2007.

The total number of home sales dipped in 2007 after an increase in 2006. There were 52 sales closed in 2007, as compared to 67 in 2003. The average period of time it took to close escrow increased to 144 days, from 98 days in 2006.
