If you look outside at my house, you will see robins, cardinals, sparrows, blue jays and occasional crows. Nothing too exciting in birdville in Ohio. Average looking birds, plentiful, nothing to write home about.

However, when we put out feeders with certain types of seed, we began to see brilliantly colored finches - yellow finches, house finches, purple finches. Regularly.

If we put out a jar lid of grape jelly, Baltimore Orioles magically appear. Regularly.

If we fill a container with sugar solution, brilliant green and red hummingbirds arrive. Regularly.

What's my point? Those birds were there, but we didn't see them because we didn't offer what they like and need.

If it seems that there is nothing exciting happening in your business...lots of people all around, but nobody interested in buying or selling...not too much in the way of results or thrilling possibilities...maybe it is because you are not offering them the tasty nourishment they eagerly seek.

Trust me. They are there. You just haven't offered them what they want, the way they want it.

Just as the elusive colorful birds and songbirds were nearby... We didn't see them until we started offering food they liked. No chasing. No begging. They came to us.

Once you offer potential clients what they like and what they need - a targeted diet, if you will - you will see wonderful clients magically appear.  Regularly.

And that part of your business will get easier, because you aren't chasing them. They are gladly coming to you.

Would you like additional funds to make your dream of owning a home a reality?

Here you are!!

Time for a picket fence~!The Welcome Home Program officially opened May 1st and allows for a $5,000 grant to be used towards down payment and/or closing costs.

The program funds are available on a first come first serve basis and Valley Savings Bank anticipates funds to be available for applications taken in May and June.

A minimum of four weeks is needed for approval so contracts should be 30-45 days.

It is the opinion of the Federal Home Loan Bank of Cincinnati that a borrower that receives Welcome Home funds is still eligible for the $8,000 tax credit for first time home buyers....WOW!

Here are the program guidelines:

VALLEY SAVINGS BANK WELCOME HOME PROGRAM

  • Purchase only (does not have to be first time)
  • 1-4 family-owner occupied
  • Grant of $5,000 (maximum) towards down payment and/or closing costs
  • Minimum borrower investment, 3% & 2 month's reserves
  • Borrower must attend a homeowner counseling session
  • Borrower must meet income requirements*
  • Subject to MI Approval when applicable

*Adjusted Income Limits for Summit County

  • Small Household (1 or 2 persons) $49,360
  • Large Household (3 or more persons) $56,764

Meeting Facebook Friends...In Person!!

Last week I had the chance to attend a seminar with unexpected benefits...I got to meet three of my facebook friends in person!! Dee Hawkins, Amy Cable Troyer and Stacey McVey are three friends whom I hadn't met in person yet, but I feel as if I know them very well...I met them through facebook friends I have met, and we have talked and shared.

Amy and I knew each other right away, same with Stacey.

Dee fooled me since she usually posts pix of her and a grandbaby...we were laughing at the same stuff, and I think we have a very similar sense of humor, which is cool.

Amy and I talked on a break like we were old friends and I think we both felt like we had known each other for years! We have a lot in common, but I have never experienced a first meeting like this.Dee Hawkins

While emailing Stacey afterward, that it was nice to meet her...she said, "Good to meet you too, although I gotta say, it was like it was more of a formality! It was more like HEY, HOW ARE YA?! After all, we tweet, post and generally see each other virtually every day (no pun intended)."
