Livin In Paradise - Easter 2009

Hello Folks,

Happy Easter

Saturday before Easter was an awesome day to spend on the beach. The sun was shining high in the sky and we had a few clouds blowing through. Light breeze in the air which helped keep the heat away. By noon time, the beaches were packed with people & boats.

Had the thrill of seeing a couple birds I’ve never seen before, American Oystercatchers. These were beautiful birds … about the size of a large Seagull, Brown & white coloration to their feathers and BRIGHT Orange Beaks & Eyes.

These birds use their beaks to pry open live seashells like Oysters to get to the meat. HHmm, I wonder if they have to worry about Hepatitis?

As mentioned, Saturday was “Chamber of Commerce” type of day.

The only side effect was the sunburn I now have on 65% of my body …. Front and back.

Here are some pictures of the day…..

Development & Commercial Financing Update

2009 is definitely turning out to be a much better year for development and commercial financing. As we start into the second quarter of 2009, we are seeing an increase in the number lenders who are closing & funding loans, an increase in the availability for development money, and current loans in processing are moving at a much faster pace.

Lenders are obviously starting to lend money again on large projects, something we have not seen in the past 12+ months.

What we are seeing….

Commercial Bridge Loans / Hard Money loans:

Our lenders are aggressively closing and funding these types of files. Loan amount can not exceed 65% of the current “As-Is” value of the subject property and these are closing in less than 30 days. These can be secured on property inside and outside the United States (Internationally).

Development Loans:

With the proper structuring of the file, we are seeing these loans closing in a timely fashion. The most successful files involve the borrower having significant equity in the project (20%+) and a strong Personal Net Worth (experienced developers).

Commercial Loans:

Our Commercial Lenders are closing & funding loans on the purchase of various types of businesses. These include Hospitality Businesses (Hotels), Office Buildings, Retail Establishments, Business Expansion, or a host of additional funding needs.

Business Loans up to $6 Million:

Need money to expand the business? Having a short term cash flow issue? Need to acquire new machinery to meet production? Whatever the need, we have lenders who will make loans to expand an experienced business. Generally these can be closed within 30 to 45 days.

International Financing Solutions has the right contacts to secure funding for your Development or Commercial Project. Our stable of lenders have been in business for a number of years and are aggressively closing and funding files. Our minimum loan amount is $3 Million and we have no maximum limit.

If you have a project that needs funding, please give us a call or send an email, we would appreciate the opportunity to review your project for possible financing. We will only agree to take on a file if we believe it can make it to a funding. We do not want to waste your time or ours if the file appears to have a slim chance to making it to a closing.

Please remember that any and all funding programs can change or be cancelled at any time.
For the latest updates, please give is a call.

2008 in Review

Hello Folks,

Below is a pictorial review of some of the sites in Southwest Florida for 2008.

The first photo is on the Northern Tip of Boca Grande in Charlotte County, Florida. Some of the most beautiful water I've seen in the continental United States.

Sunset

Light House on the Southern End of Boca Grande Island at Boca Pass. This is the #1 rated Tarpon Fishing spot in the world.

The largest hermit crab I've ever seen. The shell is roughly 13 inches long.

Sanibel Island lighthouse on the souther tip of Sanibel Island in Lee County.

Another beautiful sunset

The smallest Post office in the United States. Located in the Everglades.

Hope you have enjoyed the views.

Holidays on Florida's Beaches

Hello Folks,

One of the benefits of living in Southwest Florida is the warm winters. Although this winter has been a bit cooler than normal for us, it is still considerably warmer here than in other parts of the United States. It makes it difficult to complain about "cold weather" when "cold" for us may be 60 degrees while parts north will be hovering around zero.

During the holidays (2008) I was able to spend time on some of our beaches. Starting out in Sarasota County and working my way back south to Fort Myers. The beaches were packed with holiday vacationers trying to get a nice tan to wear back home up north. Some were flying kites, like this "Clown Fish" kite which was very cute.

Other areas had people walking the beaches in search of that elusive special shell or sharks tooth. One thing that was common from beach to beach, besides the sun worshipers was the fishermen along the beach. I will comment that I've spend hundreds of hours walking the beaches over the years and have NEVER seen anyone land a fish while surf fishing ...... kind of make you think.

The picture to the right is of the northern end of Little Hickory Beach which is in Southern Lee County. This is a picture of the pass as it opens up into the gulf. On this particuar day there were numerous people on the beach and quite a few fishing boats just out of sight of this picture.

During low tide, this is a great place to find Sand Dollars.

The picture to the left is of the Venice Florida pier just north of Casperson Beach. This is a great place to find Sharks Teeth or just catch some sunshine. At the entrance to the pier is a great restaurant named "Sharky's". They have outdoor seating which allows the dinners a great view of the beach and pier.

Next time you make a visit to Florida, be sure to check out the various beaches along the Southwest Florida Coast. Each beach has it's own personality. Some are good for shelling, some good for collecting Sand Dollars and other for finding Sharks teeth..... But they are all great for relaxing.

Shark's Teeth & the Beach .............

Hello folks,

I decided to spend my New years day visiting one of Florida's beaches which I have not been to in some time. A huge benefit we have by living in Florida is that there is never a "lack of" plenty of beaches to visit for a bit of variety.

Thursday morning I woke up bright and early and headed out to Casperson beach in Sarasota County. Casperson Beach is also considered one of the beaches of Venice, Florida. An interesting aspect of the beaches in Sarasota (Venice Florida) is the abundance of sharks teeth which you can find on the beaches.

Casperson beach is considered by many people to be a particularly good beach for finding the teeth and if you hit it at the right time, usually is not crowded.

Some of the better areas to find the teeth is around the rocks and at the low tide surf line. The sharks teeth we find are between 5 million and 10 million years old .... YES, you read that correctly. Back during this time period, this area of Florida and the gulf was a shark breeding area and attracked thousands of sharks. As the sharks died, the only part that survived the ages were the teeth.

If you like to SCUBA dive, it is possible to locate teeth about the size of a grown adults hand, but the teeth we find on the beaches are pretty small... around an inch in size or smaller.
