Drive down the streets of the Northridge area in Fair Oaks and you better be careful. Be on the lookout for golfers in their carts... or turkeys. You are just as likely to see one as the other. Both the turkeys and the golfers love the proximity to Northridge Country Club, one of our area's finest private Golf Clubs. While living in the neighborhood does not make you a member, many of the 700 or so homes have members as owners.
Homes sell fairly quickly in the Northridge neighborhood, which is bordered by Madison Avenue on the North and San Juan on the West.
* In 2007 there were 18 homes sales, from $305K - $772K in price.
* In 2008 there were 12 home sales, ranging from $179 to $680K.
* To date, mid-year 2009, there have been 11 sales, with 4 on escrow. There are currently 8 homes on the market, ranging from $299K to $495K.
The sizes are mixed, with the average home being 2200 to 2300 square feet. Some of the homes bordering the course are much larger. Lots vary as well, with most in the .20 - .39 acre range.

Some towns have their Cheers Bar where everyone knows their name, but in Fair Oaks, we have our own old fashioned hardware store - Oaks Hardware. It's definately the local hangout, and the only place to go to find that hard-to-find tool or screw-ball sized screw.
Owner Dave Hill took over from his parents, Dick and Jeanne Hill, who until their death, were local fixtures extraordinaire. Now Dave holds court almost daily, assisted by Hilary the Wonder Cat.
You can tell a lot about a town by it's hardware store, and Fair Oaks is no different. Join me on a little stroll through the store.

Rollingwood, in Fair Oaks, CA, is a beautiful neighborhood known for it's massive oaks tree and picturesque natural settings. At the edge of the American River, ridges of gorgeous homes jut out into the ravines that make their way down to the river. Natural beauty abounds, as deer, wild turkeys, squirrels, hawks and assorted wildlife provide live entertainment.
To the East, Rollingwood connects with Phoenix Field, built on the Phoenix Field airstrip. To the Southwest, is the American River Parkway, with miles of bike and horse trails along the beautiful river. Folsom is just a hop, skip and a jump away to the East. Rollingwood Raquet Club provides year round activities for the whole family with swim, tennis and person fitness.

The Phoenix Field neighborhood of Fair Oaks is one of Fair Oak's finest. With nearly 500 homes, it's big enough to have it's own distinct personality, but small enough for neighbors to know each other. It's old enough to have mature landscaping, yet knew enough to have homes with contemporary design and high ceilings.
The homes of Phoenix Field were built on the former Phoenix Field airstrip - home of the Phoenix Flying Club. Private planes would buzz in and out of Fair Oaks on its 2600 ft landing strip from the mid-40's until homes were constructed in the late 80's.
Directly South is Phoenix Park, a multipurpose park featuring soccer and little league fields, a playground, picnic areas, a community garden and a very poppular dog park. Gorgeous vernal pools transform the Eastern edge of the park into a fascinating natural area. That's it on the left.
The lots are in the 1/5th to 1/3 acre range, with homes averaging 2600 or so square feet. 14 homes sold in 2007, 5 homes sold in 2008, and to date, midway through 2009, 4 homes have closed escrow, and another is pending. Over the past few years, prices have mostly been in the $500K - $700K range, although today's prices are in the $350K - $650K range. '09 sales have averaged $483,000, or $169 per foot.
