Tucker Georgia 30084 straddles two metro Atlanta counties. One side of Tucker Georgia 30084 sits on the DeKalb County side of the line. The other side of Tucker Georgia 30084 sits on the Gwinnett County side of the line. Roughly speaking Mountain Industrial Blvd and Jimmy Carter Blvd are at or near the geographic boundaries.
Home buyers should be aware of which side of the County line they are considering for a home purchase. There is a difference in school systems to consider and a difference in municipal tax structure to consider. DeKalb is "closer in" and Gwinnett is thought of as more suburban,
As a home seller you have to consider how an agent will market your home. Is it better to market the home as being in Tucker or should the home be marketed in the County it is part of? This is an extremely important question for home sellers to contemplate as agents searching for homes often do so by geographic areas delineated by Counties. An agent searching for a home in Tucker will usually only pull up homes on the DeKalb side of the County line. Rarely does a "zip code: search occur. Many agents search by geographic area delineated by the MLS.
Agents in the know can help overcome this obstacle. Listing with a knowledgeable LOCAL agent gets you a lot more looks by qualified buyers as opposed to an agent who does not know the specifics of the area and the County Line Boundaries.

Are you looking to sell your Gwinnett County Home in 2012? If the answer is yes, take a minute to consider where your buyer might be coming from AND how to attract that buyer to view and purchase your home.
Many Gwinnett County buyers are moving from closer in neighborhoods where they have been renting an apartment or leasing a house. A significant umber of these buyers start their home search in DeKalb County and then move further out as they realize they are not able to purchase a home that meets their needs in DeKalb at a price they can afford.
Gwinnett County home buyers are often looking for a larger home than they can purchase in DeKalb for a simlar amount of money. These buyers may need 4 bedrooms and find they can only afford a 3 bedroom home in DeKalb. Other buyers may need a basement and find the homes with basements in DeKalb are not in their price range.
However, only a few miles down the road, prices in Gwinnet are more affordable and it is generally agreed a home buyr can "buy more house" in Gwinnett for the same or less amount of money. Affordability is the driving variable.
How can you market to these home buyers that are searching only DeKalb County listings at first? Why not list your Gwinnett County home with a Broker who specializes in DeKalb COunty Homes in the 30084, 30345, 30340, 30338 and 30341 zip codes.
Sally English and The English Team will place your home on Internet, print and advertising media that get seen by DeKalb County homebuyers. Once we find out what their needs are we can guide them to your Gwinnett County home and on to a purchase.

You can sell your Atlanta Georgia Home in 2012!
Take these 10 quick steps to get your home ready to sell in 2012.
1. De-clutter: closets, garage, attic. Throw away the trash, donate to Goodwill (tax break) or give away exra stuff o family and fiends.
2. Lawn Care: It is time to bag up the leaves, cut back the shrubbery (especially around windows and doors) and freshen up you lawn. Give fescue lawns a sho of fertilizer.
3. Clean the gutters and roof. A definite turn off for buyers.
4. Paint outside. At a minimum paint your front door. Keep going if you need to freshen up your look. Call me if you need a reference for an Atlanta Georgia painter.
5. Refinish hardwood floors. I know this sounds HUGE but it is not. I have a contractor who can make this process almost painless. Your floors will look like they are in a magazine show case after he finishes. COst: $800 to $1800 for most homes. And if your hardwood floors are under carpet, pull up the carpet!
6. Replace worn carpet with a neutral builders grade carpet. Prices are amazingly affordable. Call me for contractor phone numbers. Same for vinyl
7. Ceramic tile: needs to be deep cleaned. If you can't do it yourself call me for some options. These guys use chemicals that take away all the nasty buildup. Tile looks amazing when they finish.
8. Light fixtures: Update a few strategic light fixtures and ceiling fans. Home Depot and Lowes have them on sale this time of year. I have an electrician who can hang them at an affordable price.
9. Toilets: You are going to have to replace DeKalb County toilets anyway to comply with the water code. Why not get some marketing bang for your buck.
10. Interior paint: this is a biggie. Your paint will have to look sharp because all the foreclosures have fresh paint. You have got to compete. And while you are at it, remove out-dated wallpaper. It is a great time to paint because most people do not want to have work done during the holidays.
Oh, and number 11, call a professional and experienced real estate agent to help you start assessing the value of your home. Did I mention I am a good resource for that!
Good luck!
Every year I sit down and write a Christmas letter to enclose in the Christmas card I send out to friends, family and past clients. In the letter we mention some of the years activities and include an update about our three daughters. At the end of the letter I usually tag on some encouragement for the New Year.
My husband and I have reached our mid 50's and should be looking backward at a string of past accomplishments and forward at a secure and peaceful retirement. Both of us enjoy working so we were never canidates to retire at 55. But the thought of retiring at 65 had crossed our minds. Instead we are looking a a future where we may never retire in the traditional way. Because of changes in the real estate market, the two of us anticipate working our way through retirement.
My oh my how things have changed from a decade ago. Our future was so bright "we had to wear shades" to envision it. Now we are embracing a future where we will be working far past the horizon we had anticipated.
Many of my clients now face uncertain financial futures. I am working with sellers who see there entire financial future "wrecked" by a fickle real estate market. Clients who should be looking forward to years of peaceful retirement will now, like me, be working their way through those golden years. In Home Depot I was served by a gentleman who was many years my senior. It was both a surprise and a glimpse of a future for my generation.
Ecclesiastes 3
1 There is a time for everything,
and a season for every activity under the heavens:
2 a time to be born and a time to die,
a time to plant and a time to uproot,
3 a time to kill and a time to heal,
a time to tear down and a time to build,
4 a time to weep and a time to laugh,
a time to mourn and a time to dance,
5 a time to scatter stones and a time to gather them,
a time to embrace and a time to refrain from embracing,
6 a time to search and a time to give up,
a time to keep and a time to throw away,
7 a time to tear and a time to mend,
a time to be silent and a time to speak,
8 a time to love and a time to hate,
a time for war and a time for peace.
9 What do workers gain from their toil? 10 I have seen the burden God has laid on the human race. 11 He has made everything beautiful in its time. He has also set eternity in the human heart; yet[a] no one can fathom what God has done from beginning to end. 12 I know that there is nothing better for people than to be happy and to do good while they live. 13 That each of them may eat and drink, and find satisfaction in all their toil—this is the gift of God. 14 I know that everything God does will endure forever; nothing can be added to it and nothing taken from it. God does it so that people will fear him.
Are you considering making a home purchase in January 2012 or maybe later in the spring? If yes, I strongly advise you to jumpstart the process with a few simple and easy steps that will make the whole thing go much smoother. I see so many buyers make costly mistakes because they waited until the last minute.
If you are thinking about purchasing an Atlanta Georgia home in January 2012 or even later in the spring, here are a couple of steps I would like you to take advantage of
1. Do not make a car loan purchase, or take on any additional loans or debt, until you talk to a mortgage loan person about what that will do to your credit. Wait until after your home purchase for the big ticket stuff.
2. Pull a free copy of your credit report. Look it over for errors. I bet you will find at least a couple of errors. Some errors can cost you big time on a house purchase.
3. Call me at 770-939-3174. I promise not to give you a hard sell. In fact, you will have to keep up the communication because I have a lot of stuff that needs to close before the end of the year. BUT, I can give you the basics in about 5 minutes and REALLY JUMPSTART your Atlanta home buying process.
4. Take a look at my Free Atlanta Georgia MLS Search Engine or my Free Search Atlanta Homes for Sale by ZIP CODE to see what homes are available now in neighborhoods you are interested in.
5. Call my mortgage person for some free advice about how much home you can afford. He can give you a quick number over the phone. Then you can follow up in January with whatever stuff you need to get pre-qualified for home purchase loan.
