San Diego Homes Sales Lead to Move For Keller Williams Carmel Valley Realtors

Moving against the tide in the San Diego real estate, Keller Williams Carmel Valley increased San Diego homes sales by 24% in 2011. The brokerage is betting on continued growth with a million dollar investment in a two-story 10,000 square foot office building at the corner of High Bluff and Del Mar Heights Road in Carmel Valley, zip code 92130.

San Diego, CA - While other San Diego real estate brokers are cutting staff and closing offices, Keller Williams Carmel Valley Realtors are expanding in 2012. The company is completing a million dollar renovation to the office building on the corner of Del Mar Heights Road, at 12780 High Bluff Drive, San Diego, CA 92130. The Realtors will be open for business at the new location on February 1, 2012.

The highly upgraded and extremely visible office complex will be home to 198 San Diego real estate agents, and likely more in the near future. In only six years, Keller Williams Carmel Valley has worked its way from a startup to a market leader in the North County San Diego real estate market.

“Keller Williams Carmel Valley has grown largely by word of mouth as people hear about the excellent San Diego real estate services that the agents provide. Now with the new building and signage on the most highly trafficked street in zip code 92130, Keller Williams will become a Carmel Valley real estate icon,” says Realtor Geoffrey Schiering.

In 2011 the Keller Williams Carmel Valley Realtors completed 647 sales of homes in San Diego County (433 houses and 214 condominiums and town homes). This was an increase in volume of 24% over 2010, when the brokerage completed 522 San Diego home sales (321 houses and 201 condos and townhomes). During the same 12-month period, the total volume of San Diego homes sold county-wide actually declined by 2%.

“The San Diego homes sales statistics are a reflection of a larger picture. Keller Williams Realty is growing internationally because the company has an ethical belief system that supports and encourages its agents to build careers worth having and lives worth living. Keller Williams is attracting the best real estate agents in San Diego and in most other markets too,” says Schiering.

Keller Williams is now the second largest real estate brokerage in the United States, and is on track to reach the number one position in the next twelve months.

It’s no coincidence that the owner of the Keller Williams Carmel Valley office, Chris Heller, has been hired as President of KW Worldwide at Keller Williams Realty International, based in Austin, Texas. Mr. Heller is charged with expanding the KW franchise to Europe, Asia, Australia, Central America and South America. And judging by his past success in the San Diego real estate market, the world is going to be seeing a lot of Keller Williams Realty signs with “Sold” signs on top.

San Diego Real Estate - San Diego Houses Sold 2011 - Year End Update

The San Diego real estate market was very active in 2011. Twenty one thousand two hundred and sixty six San Diego houses sold during the year, an increase of about one percent over 2010. Here is an excellent blog post from the top Keller Williams Realtors that gives the year-end summary: San Diego real estate (2011 Market Snapshot).

With the number of San Diego houses sold in 2011 up over the prior year, clearly there is strong demand at current prices. The average prices of San Diego homes sold in 2011 declined slightly during the year, but this can be at least partially attributed to the increase in the number of Short Sales. The average price of a three bedroom, three bathroom house with an average of 2,035 square feet was $483,670 in 2001, down from around $516,000 in 2010, a decrease of around six percent. But the number of short sales increased by more than 20 percent, from 4,072 short sales in 2010 to 4,913 short sales in 2011.

Market times for San Diego homes sales increased from an average of 66 days in 2010 to an average of 76 days in 2011. Again, this increase can be almost entirely explained by the increase in the number of San Diego short sales. Short sales take much longer to complete than traditional equity sales. In 2011, houses in San Diego that were sold in short sales were on the market for an average of 150 days, more than twice the average of non-short sale properties. The length of time to complete the short sales, combined with the uncertainty as to whether the short sales will be approved by the mortgagor at all, explains the lower sales prices of short sale homes. But for those who are not in a hurry to buy, short sales are an excellent opportunity to buy real estate at below-market prices.

Interest rates remain at extremely low levels, with 30 year fixed mortgages available in the 4% to 5% range. The low interest rates combined with the the steeply reduced prices has made homes in San Diego more affordable than they have been in decades. The rental market is tight, and rents in the area have skyrocketed over the past three years. Savvy investors are snapping up San Diego houses with positive cash flow, and are poised to make large equity gains in the future.

Luxury homes in San Diego are continuing to see some downward price pressure. The jumbo loan market has returned, but loan guidelines are strict, and the upper-end home buyers have been slow to return to the market. But the reduced prices of San Diego luxury homes did begin to attract upscale buyers in 2011, and we expect that trend to continue in 2012. Overall, the outlook for San Diego real estate in 2012 is extremely bright.

Happy New Year!

Best Time To Sell and Buy San Diego Houses

San Diego Real Estate Market Calendar Cycle

San Diego houses are always in demand, but some times are better than others to buy and sell houses in San Diego. No matter what the real estate market conditions, there is a seasonal component to keep in mind. Specifically, the fourth quarter of every year presents the best opportunities to match serious buyers with serious sellers of San Diego real estate.

This graph examines Carmel Valley houses listed and sold in the past three years. Carmel Valley is a popular neighborhood with great schools. Of all the San Diego neighborhoods, sales of homes in Carmel Valley are always in high demand. So as far as seasonality is concerned, Carmel Valley presents a conservative picture of similar phenomena in other Southern California neighborhoods.

The graph above shows homes sold in Carmel Valley over the past three years. Notice how there is a predictable pattern of fewer sales in the fourth quarter and first quarter of every year. Remember that the sales that close in any given month are contracts that are written 30 to 60 days prior. In other words, and offer that is presented in November will close in December or January. And an offer that is written in December will close in January or February. The graph clearly shows that fewer buyers write contracts in the fourth quarter of every year.

Now look at the number of homes listed for sale in Carmel Valley during the same timeframe:

San Diego Houses

Every year, the majority of sellers list their homes for sale in Carmel Valley during the first and second quarter. The fewest homes are listed for sale during the fourth quarter.

So as a Seller, when is the best time to sell a home in San Diego? It may be counter-intuitive, but the fact is that you're better off selling in the Fall and Winter. Waiting until Spring means that your home will face stiff competition from similar homes listed for sale in the area. During the Fall, a house that is in good condition will immediately attract attention from serious buyers. With fewer homes on the market, your home will be more likely to stand out.

And if you are considering buying a home in San Diego, when is the best time to buy? The statistics show that fewer buyers are competing to buy homes during the fourth quarter. With less competition, it is easier to find homes and actually make a purchase. Buying a home in the Spring and Summer is loaded with frustration because everyone and their brother is looking to buy a house at that same time. Less competition means better opportunity to succeed with your goal of home ownership.
